Everybody talks about the weather. And it appears that everybody is talking about real estate. Right now, the big story in the weather is tropical storm Fay. Right now the big story in real estate is how terrible the market is.

But that is where the similarity ends. Yes, everybody is talking about the weather. But everybody also realizes that all weather is local. Just because it is raining in Florida doesn’t mean it is also raining in California. People in Tallahassee aren’t looking at the weather in Los Angeles in order to determine whether to carry a bumbershoot or not.

So why do people forget that all real estate is also local? Yes, many areas of the country have suffered declines in property values, some places significant declines. Yet other places have remained relatively stable and, in certain areas, values have appreciated. And regardless of where in the country one lives, people are still buying and selling houses.

But buyers are out there listening to the so-called pundits, some of whom are saying that because this is a buyer’s market offer half of the asking price. Or they are listening to the self appointed guru who is insisting that new construction is to be avoided, or to those who are saying don’t buy anything at all. Apparently, either they don’t know, or don’t care, that real estate, not unlike weather, is local. They are telling the folks in Los Angeles to carry that umbrella because of Fay in Florida.

So even in the places, like around here, where there has been, and still is, significant growth, buyers think they should be paying 50¢ on the dollar. Or, they are just staying away until those same so called pundits tell them that the real estate crisis is over. In the meantime some savvy investors, and a few smart buyers, are taking advantage of some fantastic opportunities.

Mike - The market around here is pretty steady.  I closed on a home a couple of weeks ago.  I listed a home this past week.  I have a couple of buyers looking for the right home.  I can't complain...  Take Care!  :)

Listening to your Needs

I doubt if sales are robust anywhere. Some better than others for variuos reasons. I know the increased cost of owning a home is not helped by the high cost of energy and insurance in any area of the country. Just like changes in driving habits we will begin to see a change in buying habits of homes.

Hi Mike

No rain in our part of town. We get plenty of sun, and that's where the analogy end where it comes to real estate on the Central Coast, CA. You are right that in many places, buyers want or wish to pay 50 cents on the dollar.  We see sluggish activity as a result of that.  Prices on coastal properties are still relatively high compared to other places, which come as a shock to those buyers wanting a deal.  Real estate is definitely local.  Education is the key.  The buyers can read the papers all they want.  As Realtors, we need to share and educate our buyers and sellers at the same time.

Sean - some localized showers (kind of like the real estate market). Yeah, expected a hoax of some type but was really hoping for a little bit more sophistication.

Roland - I would think your market would be somewhat stable due to Ft. Campbell, but, I might be wrong (wait, I'm a Leo, I didn't really say that did I?)

Eric - that is probably true, I have seen predictions of the end of the suburbs. Don't necessarily buy into that theory though

Sherry - we need to do that in all business climates. Maybe next time Realtors will remember this, but, then again, maybe not, most forgot the early 90's pretty quickly.

This is soooooooo true.  I practiced real estate right outside of Cleveland Ohio and I can tell you that at that time it was a very down market.  I relocated back home to Nashville TN and the market is fantastic, at least that is in my opinion.  I am comparing it to a state that had been ranked as #3 in foreclosures.  I'm in a market where we can still sell a house in under 80 days.  In the Cleveland area we are talking 200+ days market time.  Of course compared to where the market was a couple of years ago here in Nashville the market is down........SLIGHTLY!!  We have a great market here and I wish that Realtors would stop joining in on the media ban-wagon and complaining.  I think it is harder for some Realtors because it requires a little more work than what they were used to over the past few years.  We all will get out what we put in.  If our attitude is that this market $^%$ than that is how we will go about our day and that is what we will project to those we are in contact with.  We could stop a lot of this negativity if we would just censor what we say as Realtors!

whats so cool about our market is we don't have any weather up here. All of it is somewhere else, so there's no reason to compare us to whereever it is you came from.  Or something like that...

We need rain here in MN although we had a soggy spring - market is good on low end and still strong on high end especially lake property - the middle is sluggish.

The RE markets are local, but the financial institutions are National and they have a direct correlation to RE.

Mike- I have been trying to punt that ball for sometime now. I keep hearing the same thing, that buyers are fearful of the market, too many obstacles, don't want to make a long term commitment. afraid of the down payment.

The media keeps dishing out how poor the market is and there are many who believe what the see in print or hear on the news, because they seem to be spouting the same thing. It's like a bad song you can't get out of your head.

There are only a few who can let their umbrella down and see through the cloud of gloom, and are grinning underneath because they are the ones who are raking it in, or will be raking it in when the market is full force again.

There are some wonderful deals out there but you still are not going to get something for nothing.

Jan Marie - wonder how much press the 3.1% increase in sales will get. Of course, the south is down about .5% (which is reflected in current Athens area sales, but median and average are up). I am seeing some sunshine breaking through.

Mike,

We really need to educate home buyers. We've achieved some success by posting sales statistics on our clients websites. In many markets there are local areas that have been almost unaffected by the general market conditions. Prices have been stable and in some cases are appreciating. By posting the stats our site visitors are seeing the REAL news regarding prices and sales.
