Two weeks ago as I was contacting a few clients one after the others I hit a wall. It didn't matter how positive the conversation was on the phone.I missed something. These are potential buyers who took the time to fill up their contact information either through AR or my personal web site. These days, and I don't blame them, they want either to work with an agent who has some experience with foreclosures and short sales or knows where the better deals are.

It does help if you have done some BPO's or if you know how they are done. Among these buyers which I reviewed their requirements and the added notes I wrote down or typed.I noticed that one particular buyer was very clear that he was not afraid to by a short sale but also had concerns..He had one negative experience with an offer on a short sale a while back. Then it became very clear to me that if he was going to work with me I had to show that I knew short sales or where the deals are.
I then decided to send a link to one of my blogs on short sales to my client. Three days after he decided to make an offer on a short sale.
There were a few factors which made the buyer decide to work with me more promptly, and when they choose someone else I cannot, will not take it personally.Just move on.But that blog I sent from Active Rain did reassure my client of my experience with such properties and make him feel more confident of the whole process. He did buy in Cape Coral on the third day a great looking home.
The offer was accepted by the lender under 72 hours.That is unusual but we knew before hand it would happen. The whole process from acceptance to closing will take 3 weeks and the property is looking very good to close on sept 2, 2008.
It didn't hurt that the Listing Agent had done her home work.Because of the type of market we are in, the buyer and I agreed to view only homes where the relation between agent and lender was excellent and response to offers faster then the norm. He didn't want to wait 2 months for an answer.Banks have improved that tremendously the last 5 months.But what started to make it work is a blog fromActiverain.I don't think buyers/investors mind if you show them what you know.
