In the area that I live I see a lot of homes lose there buyers because of mold, radon or some other big problem.
I have always wondered why realtors don't tell there sellers to be pro-active and pre-inspect there home before anyone looks at buying it. I know that if I was going to sell my home and I wanted to sell it fast I would have it looked at first so that if anything was wrong I could fix it and forget it.
I think that realtors in my area are missing out on selling more homes because they are affaid to think outside the real estate box and pre-inspect there listings.
If I were a realtor I would not except a new listing without a pre-inspection agreement with the sellers and I know that sellers would appreciate your professional approach at selling there home fast. You have to remember that sellers are not real estate professionals but they are consumers that need your knowledge and expertise in moving there home so they can move into there new home.
