When life give you lemons, make lemonade!  We've got some upcoming lemons that will be thrown at us:

Loss of down payment assistance, rising interest rates, less choices in lending programs, a tightening economy as a whole...

So what if more inventory and more tightening means MORE LEMONS...

Enough lemons to make lemonade, lemon meringue pie, lemon soda, lemon pudding, lemon jello, lemon lifesavers, lemon chicken at HOUSE OF CHINA?  Yes, enough lemon chicken to eradicate hunger...

 

The lemonade glass is now half full!  Here's my perspective for the end of the year:

 

lovely lemonsThe slower I get, the more time I have.

The more time I have, the more I can preview.

The more I preview, the more gems I find.

The more gems I find, the more excited I get about opportunities.

The more excited I get, the more I show enthusiasm about what I do.

The more enthusiastic I get, the more enthusiastic my audience gets.

The more enthusiastic my audience gets, the more excited they get about opportunities in the housing market.

The more excited I get people about great "deals" in housing, the more prospects I have.

The more prospects I have, the more showings I go on.

The more showings I go on, the more contracts I write.

The more contracts I write, the more escrows I open.

The more escrows I open, the more deals I close.

The more deals I close, the more house-warming parties I sponsor and attend.

The more house-warming parties I sponsor and attend, the more potential new clients I meet.

 

lemonsWhat food will I bring to the parties I sponsor?  From now on, lemon chicken, lemon pie, lemon jello!  Anything else "lemon" anyone can think of will be appreciated!!!

Mark,  I love lemonade and I love lemons.  I love sucking on a lemon wedge and then eating the rind and all.

I totally agree with you.  I screen the new foreclosures every day and get so excited when I find a few really great deals.  I get all shaky and want to scream outside to find the lucky buyer.

Aaron - We've got to do all we can to keep moving in the right direction!  Keep away from the negative unless you're using it to find positives.

Bryant - Thanks for keeping me on my toes.  Every market has buyers and sellers, we just need to be the ones to get them to agree to a price.

Linda - Would be much more positive if I were in Hawaii :)

Deb - Thank you for such kind words.  Especially coming from someone like you in the quasi-hurricane zone.  At least we can share in the Rain.

Lisa - Next week is going to be an awesome week.  Especially when you lump in Labor Day weekend.  We've got a good 10 days or so of helping people find homes.

Denise - Keeping positive shows to the clients that there are reasons to get excited.  Not every home is a "value" but there are some awesome homes at incredible prices.  I've got a few that I'm using as talking points and they've generated business already.

LaNita - It already has!  I have a closing on Wednesday that I picked up while describing an incredible property that I found while previewing.  It really touched a nerve during the discussion and he decided the timing was right to purchase now.  They found a great home at an incredible price!

Diane - We've got a choice between great attitude and depressed attitude.  It is our choice and decision ultimately.

Tina - Active Rain does give the positive uplifting information fix that we all need.  I'm very happy that you feel that I've contributed back to the community!

Tim - Thank you Tim for finding enough in my post to re-blog.  I know the feeling about the excitement you get when you find that "gem".  I've been so excited since I found three in the past week.  One in Tempe, AZ, another in Chandler, AZ and a smoking rental property in Phoenix!  Even if I don't sell them this week, at least there will be some buzz created.

Virginia - Macarena, remember?  I think I'm going to start making lemonade available at each open house I do to serve as a reminder of how sweet things can be if you work them the right way.

Michael - Okay, now I've gotten completely thirsty.  Time to make some lemonade!!

Doreen - I think I'm going to try to eat as many things lemon or with lemon next week to serve as a positive reminder.  Albertson's had Powerade on sale 10 for $6.00.  I picked up two strawberry lemonade.  Pretty good!

Christine - Thank you!  It is important that we spend our time on moving forward.  I've seen how you keep track of inventory and movement in Costa Mesa and that's a much better use of time than whimpering and whining about a slow market.  You sure have your finger on the pulse out there.

Virginia - Thank you!  I still can't wait until tomorrow.  I have a smoking deal in Tempe and a police fundraiser that I'm going to help raise awareness for.  Combining the two should yield great results.

Russel - There's enough inventory in various areas to really be able to distinguish great opportunity.  Nothing beats an impeccable home priced lower than REO's and short sales by a wide margin.

Jean - I wish I had that kind of impact.  I missed four first time home buyer focus groups because of "deals" getting in the way.  Inspection, appraisal, contract negotiation, signing, etc.  I'm hardly ever there except to get or drop off paperwork.  Thanks for stopping by.

Vickie - Let's have some fun in the marketplace!  Just today, two homes I previewed before fell out of escrow.  I have some exciting news for two buyers!

Thomas - Great quote!  With my attitude at the altitude it's at right now, there seems to be no downturn.  Just incredible value opportunites for buyers.

Russ - Looks like my previewing might have me working with a new buyer.  Just found a clean townhome with a relatively low HOA ($150.00/mo but includes water, roof maintainance, yard and trash.)  Someone's going to want this deal.
