I started working with short sales well over a year ago.  I have had some success at closing short sales - yes of course they have always cut my commission but if that is what it takes to get the deal done, I unfortunately have agreed.

I have two files that I started working September 2007 - I will not bore you with the details - but everything has been moving forward and just waiting on another BPO.  Today I am told that the properties are no longer being considered for a short sale. 

Has anybody else ever experienced anything similar to this?  I can not tell you the hours that I have put into these files.  If I was to close the deal with a 6% commission, I still would be under minimum wage on an hourly basis.

The lender is American Home Mortgage. 

I appreciate any feedback.

Short sales have been an issue to close, in so far as your professional fee the bank can only reduce the fee with the permission of the listing broker, hold firm and they will paid your full fee

Susan, the first comment from above made me crack up but all kidding aside, I didn't even know that a short sale could last that long. Doesn't the lender give the short sale status of a distressed property a certain time before the house goes on foreclosure status? Or does that differintiate among lenders, states, etc?

Personally, I would not even bother with it if I see that more than at least 6 +- months have passed by and I don't see any action. But then how would we explain this to the seller? Should we disclose to them from the begining that if their property is not sold within a certain time that we would withdraw from the sale? This is so confusing!!! Will that defeat our fiduciary duties? Should we leave it to the lender to worry about instead of the realtor because at the end, like you said, it becomes the 12 month short sale nightmare.

I am sure that we all have our short sale nightmares. I am working on two and so far it has gone smooth but who knows what may come but in the meantime I will remain in a positive mode. Good luck to you and for everyone going through the short sale saga.
