Short sales are a challenge. No doubt about it. With a huge inventory of deals and short sales, foreclosures in Southwest Florida, Cape Coral, Fort Myers, in Fort Myers Beach and also Estero and many in San Carlos, Bonita Springs, buyers are of course attracted to these deals. They may even be waterfront homes. In the video are a few tips on buying short sales and deals but I do inderline that these tips are not a full guaranty that you will get an acceptance from the lender, but they will increase your chances to succeed and enjoy living or investing in this great part of Southwest Florida. Lloyd, good job on eyejot. I haven't used this yet, though I plan to check it out now. Short sales is what I like to refer to as dealing with two lenders....bottom line.....;-)

Jonathan:You are welcome. Many more banks are coming to the bat these days and willing to negotiate more.

Gary: they can be a challenge for sure. THough, if your clinets undertand that short sale is agreat deal, and specially in multiple offers, I hope they know that they will have to go over the asking price. Maybe over $10K and still it will be a good deal. But you are right, they are not a walk in the park.Chances are, because of your ecperience, you suggested to your clients properties which are very attractive and as a result other potential buyers are also making offers. The good point: they can also make offers on different properties.

Teri: Eyejot is pretty good, but I am still looking for a smaller window.I know google has them.A program which is tight enough and where you can reccord directly from your cam or tranfer files. Its afirst shot so I hope to get better at it.try it. Yes short sales is dealing with 2 lenders....good way to put it.

Cameron: it seems not to make any sense then again some listing agents list these homes at such loopy low prices just to get some action, that it depends on what you come up on your comps...but yes, it does sound odd at first. I am sure you do know when its a deal.
