Helpful hints for a relatively new agent!

Hello everyone! I just wondered if anyone could give me some helpful hints and tips for being sucessful in this business.  I am new to the real estate business after several years of teaching and am in the process of networking and building a client base! I already have three listings and several buyer clients. My question is how do I get those buyers to commit to buying! I have tried to help them understand now is the best time to buy, but they still don't want to be active in their search! Also, I have a set of buyers that have a problem with getting pre-approved for a loan, even though it's routine! How do I approach the topic so they can walk through the high-end homes they so desperately want to see, but don't want to be pre-approved for? Thanks! I hope everyone is having success today!

Well if a "buyer" isn't ready to buy...Then they really are not active buyers..>They are more like prospects. Do a lot of open houses, that is how I started. Pre-approvals are musts now with every offer they will present...Might as well get it out of the way now, rather then later... Say it like that.

Holly, I think most of us agree that the best resourse on building your business is to talk to your broker. He/She is your #1 Expert in your market and the brokers advise should be free and worth more than free. That being said, I don't show houses to people who are not pre-approved for a loan. If your buyers want to see these homes they can go on the internet or if they want to see them in person with you, get qualified...

Holly,  The best tip I can give you is to develop a theme and reason for blogging and add 3-5 posts per week to Active Rain.

Hi Holly:  I love what Paul Henderson said.  My advice would be to hit the streets to meet FSBO's and Expireds; watch and listen to the top producers in your office; respect Realtors everywhere and collect their business cards - you'll be surprised how much business that brings you over the years: take occassional motivational training; do lots of open houses and follow up; send out handwritten cards to people who have events happening in their lives; look at your calendar and if you have a day without an appointment - make phone calls until you get one; and keep in close contact with your sales manager.  Her success depends on your success, so she won't lead you astray.   She is your biggest fan!   (YOU are off to an awesome new career and doing a fabulous job!  Karen Thompson, Your Sales Manager).
