... one of those clients that no matter what advice you give or suggestions offered, you ultimately end up on the receiving end of their fury?

Case in point... as the listing agent, I presented an offer to my client -- who seemed to have a hobby of collecting every computer part known to man and keeping them scattered throughout his home -- which he was thrilled to have finally received an offer... so was I.

At any rate, the offer had a closing date of August 31st... the date of the offer, August 9th. I asked him if he would like to counter on the closing date considering the fact that he has a disabled leg and he is pretty much the only one who will be boxing up and moving everything, and with an accepted offer he would literally have 22 days to have everything in order and ready to move. He said it would be NO PROBLEM AT ALL... he would be just fine.

Well, to make a long story short, he was not out on the 31st and he complained that I should have told him that this was going to be an issue. After a careful review of my file and notes on this transaction with my principal broker, it was shown that I asked him at least 4 times about my concern with his close date and the lack of progress he was making in his preparation to move. Needless to say, I received an ear full from my client and a threat to complain to the states real estate commission due to my "lack" of attention to this sale.

Personally, I am fine with all that I did... I kept up all my fiduciary duties and tried to rationalize with him, but he said that he was the boss. All I can say is that I did my best... and I have peace with that. 

I would be interested to hear from other Realtors of stories they have concerning clients like mine.
