Excessive moisture causing serious mold in the Attic. How much moisture much is too much? When the OSB sheathing turns black is an indication its excessive. My moisture meter says this is bad. Whats the cause: inadequate attic insulation and a very wet crawl space. A improved drain system with a sump pump my be the fix.  My client is still negoiting with the seller. The seller's franchise inspector says this is a minor seasonal issue. I convinced my clients its not minor.

Paul,

I'm confused -   water in the crawlspace causing damage in the attic? Maybe I'm not understanding something right, which is very possible, I had a very long day. 

Anyway, hope all is well over on that side of the country.

I have seen over my 15 years that many times crawl moisture will move through the house and accumulate in the attic when ventialtion is not adequate to today' standards. It can get even worst when bath and kitchen fans are venting inro the attic area. I recomend to all my clients to look in your attic on a COLD winter morning when it's below freezing outside. If you frost inside you have a ventilation & moisture problem.
