I Got No Sleep Last Night: Wanna Know Why?

By
Real Estate Agent with RE/MAX Alliance

I have heard that the general public doesn't appreciate what Real Estate Agents do for them in general.  I think the same thing is probably true for lenders as well.  I have a closing tomorrow and everything was going beautifully...beautifully that is until 2 days ago.  At the last minute the underwriter changed the terms for the loan.  In the 3 weeks since the contract was signed, the loan went to a different company.

My buyer is using Amerdream, Inc.  I think it is really great that she will be able to buy a home that she would not otherwise have been able to.  My preferred lender is AWESOME at helping people realize their dream of owning their own home.

Anyway, as I said before, the bank handling the loan changed in mid-stream and required a few extra details that we didn't know about until 2 days ago.

On the seller's side they have a closing for this transaction and a closing for their new home the same day.  The buyer has given notice to her landlord and needs to be out on time.  A lot of people are counting on everything going smoothly tomorrow.

Here's where everyone involved, the lending officer, the listing agent, and myself have to kick it into high gear to make sure that all goes as planned.  I have to compliment everyone involved for getting it done without...I repeat...without stressing out our clients.

Realtors, lending officers and title companies do many things behind the scenes to make a transaction happen as smoothly and seamlessly as possible.  One of the things we do is stay awake at night going over what needs to be done, and just plain old fretting to make sure the client doesn't have to.

If you need someone in your court for your real estate transaction, I would highly recomend Tammie Rister as your lending officer.  Of course...I recommend myself as well to act as your realtor!  :)  For more information about how I can help you visit my website.

One more sleepless night...and my client will be a happy home owner!

I can relate to the sleepless nights with things that come about that are out of our control. In the end it always seems to work out.

The mortgage world is changing by the minute; there is no such thing as a sure deal.

People in most lines of service do not get the respect and appreciation that they deserve. It is usually a thankless job- but somebody has got to do it.

Mott - The thanks comes from knowing that I've done my best and taken care of my clients whether they realize it or not.  That's what we are really get paid to do, right?

I have had many sleepless nights.  Last minute things always come into play and we have to smooth everything over, sometimes take the blame as well, it is all the nature of the business.

Christine - Thanks for reading my post.  I suspect you are correct.  When I first started this transaction, I couldn't figure out why the listing agent called so often.  Everything was going so smoothly.  She just kept saying, "This has been way too easy so far."  I guess she was right, however I do have to say that all-in-all, it's been a pretty great experience.

This posts makes me think of a duck swimming across a pond. To the outside world the duck is calmly and peacefully moving through the water. Underneath, the duck is paddling away for all he is worth and very few realize it.

Greetings from the North Georgia Mountains!

Whenever a prospective listing client asks me if I will cut my commission, I fight back my initial impulse to strangle them...and then, take a deep breath and explain to them all the effort, knowledge and dedication that goes into ensuring them as smooth a listing-through-closing process as possible.  Not every agent is up to the task--especially in this market.  And I remind them that you get what you pay for.

Laura, it is so true that most do not realize all we and our team members do behind the scenes to keep the transaction moving along for our clients.  But I guess that is a part of being a pro...making it all look easy and picking the right professionals to refer to our clients;-)  It's obvious you go the extra mile for your clients!

Karl...I really like the duck analogy!
