Recently I received a call from a broker-agent who wanted to show one of my listings.  All was well, as we set up the time/day that he'd show the property.  When I called to confirm that my sellers knew about the appointment, I mentioned that the property is on 'supra lockbox', that is, the electronic key system.  I added that he can just knock first, then use his supra key to get inside.  I was stunned when he replied "Oh, the owners won't be home?  I don't have the supra key, I don't believe in that system & won't give my money for that."  

How can he be in business, as a broker no less, and not have the supra key?  I realize it's another $140 or so annually, but it's critical to have this tool.  I wondered if his agents also don't have supra keys. They're losing business for sure if that's the case.

I agree with you..why doesn't he have a supra key? shame on him!!

Hi Dalia.  If the electronic box is the norm there, then you are absolutely right.  But we run into this problem in my market all of the time.  In Chester County, PA the supra box is the norm, but in Delaware County you rarely see them.  When a primarily ChesCo agent takes a listing in DelCo, which isn't unusual, they will put a supra box on and have the agents in DelCo scrambling to find a key to use.  It is difficult to get agents to change their ways, and until supra becomes the norm in Delco there are very few agents that will pay the fee to have the key.

Some brokers are stupid. 

If the Supra Key system is the primary system in your area, every broker and agent should have it.

Call the broker back and ask him to show it with you letting the buyer in the door for a 20% referral fee....  Let him pay the dumb tax!

(Get the referral agreement in writing first!!!)

I was an agent from 1988 to 2003. During that time, the Toronto Real Estate Board (TREB) attempted to implement the Supra Key system. Both times it was turned down by the Realtors (currently there are over 26,000 TREB members) that did not want to pay the $110 annual fee. I loved the system as it was easier for everyone to use since there were no individual codes for each property.

Now as a FSBO guy, I find it ironic that real estate agents try to discourage private sellers by stating that their security is at risk if they go it alone. Although they are referring to allowing strangers to walk through their home, these agents fail to consider the lack of security that the mechanical boxes possess. They certainlly are not taking their clients best interest to heart. And at a price of about $10 a month to provide proper security.

How do you know that agent was an agent in good standing and paid up to date dues to even be elligible to show/sell and get paid on your listing??  The Supra Box is a great tool, and I'm sorry, either get with the band wagon or LEAVE the Band.
