Weeknight vs Weekend Open Houses

 

I am just wanting some opinions on this. Our area has been mainly "Sunday Open House" so I am thinking now that school will be back at it and many parents are going to and from school games and practices would an "Weeknight Open House" be something to try? And what night?

Many of us are busy on the weekends and just can't fit it in. Some Sunday's do produce natta bodies to chat with even. It might even have to be a shorter time 1 - 1 1/2 because with fall there is the time change too. Sometimes having a shorter time brings more people in at one time, placing an "it might sell" in the front of the would be buyers mind.

Safety being another reason, but I always take a mortgage person along if they are up for the sitting to catch up on the mortgage news and have would be sellers make a connection right there.

I know some markets just aren't doing many of them because they don't work well. I say, hang in there and be the 'agent that works the market' even 'lookie  lous' have to buy and sell and sometimes I get so much done in that time frame by myself! (that is if I don't have a mortgage buddy to go with me! Always looking for some good ones!)

So what is gonna be: Weekend or Weekday for you?

I just attending a continuing ed class where weeknight opens were suggested. It is a rather new idea for this market, but I've always been one to try new things. I'll certainly let you know how it goes here in New Orleans.

I have had consumers show up at my  REALTOR tour open houses, but it is a rare happening. I don't believe you will have acceptable results as compared with weekends. If your busy, have someone in your office do it. there are always some agents looking for additional leads.

I'm not a realtor, so I can only share my personal perspective...but I do not want to spend evenings after a long workday looking at homes.  I'd rather do it on a weekend when I have more time to enjoy the process.  I hope that helps.

I don't see any reason why you shouldn't try an open house on a week night. At the least I think you should offer it as an alternative to someone already planning to attend an open house with you. Keep me updated to what happens, I am interested in seeing how it goes!

Open houses tend to be successful here on Friday during the day.  It is also a trend here for lots of busy garage sales on Friday. Holding them in conjunction may help!  I would think evenings could be more successful during the summer when daylight is longer.

Well, it is a new idea, and new can be good. Give it a try! You don't have to continue if it is not working. It MAY help weeding the buyers down to the really serious ones.

I would be very interested to hear if this is successful.  I think it is at least worth a try.  If you don't get results, now at least you know.

I think is is worth a try!  We are doing a lot of broker opens in the afternoons (offering lunch sometimes)!  Exposure is good, no mater when!

Why not to weekday open houses.  Bring your computer and phone and work from the open house.  You may get a lead at the open house or not.  But at least you could have peace and quiet to get some calls done.

I think weeknights are a very viable option. There is likely to be no competition, and you could encourage attendance by offering coupons or a gift certificate to a nearby restaurant.

I agree with Jim... if you have wireless, you can basically work from an Open House!...  especially, if it's a vacant property.  Let us know how it goes!  Great job!  JB Brookman

Hi Charlene,  I do a lot of opens including weekdays.  Also had a few evening opens.  We are a beach area and so I always try to do a Gulf front listing and count on the beach walkers for a lot of the attendance.

This is an interesting concept and maybe you could make it on a slow weekday at twilight for about 90 minutes. I try all sorts of ideas but stick to Sundays for two hours only!

Working a lot of new construction I have always had "open houses" at all different hours. I always was surprised at how many people would stop by between the hours of 6-8 on a Wed and Thursday night.  Thursday was the most profitable for me - Good Luck, out side the box is good!!
