I am happy to say that another closing went as .... well... not as planned, but the clients are happy! Had everything in place and found out that a 20 year old plus condo wasn't VA approved! Who would have thunk? Went FHA and it went just fine. The time frame was a little longer, but like I said.... Happy Clients!

I always look back and think: "I could of done that and better or should have added that", but I think that is normal for the most part! If you can't improve, why bother? Each Home sale is so different.

I kind of get a little sad when they close. For me! No more phone calls, no more updates, no more flyer's or emails... it is kind of like giving birth! You must someday let that little bundle of joy fly off on it's own. Not that I don't follow up with cards and notes and what not, but it isn't the same!

I am so blessed to have such great clients that they do become friends in the end. It is what I love about being a real estate agent! A house that becomes another HOME!

It is important to have great people on your team and I am sure that Tom is very happy to have you on his team. With all of the negativity out there, it's nice to see you out there giving Realtors a good name!

Charlene - Way to go !!! Right now a HAPPY ENDING is what we all need !!

If you get a chance ask or LO or their processor to provide you with an FHA approved list of properties in your selling area. A Va list is also available. I secured one several years ago and it has been a valuable tool this year with all the guideline changes. I put them in a RED binder so that I can always find it

We've all had those unexpected bumps in the road when we find out the property is a "site condo" or standard "condo" and not FHA or VA approved(and we'll remember them all). While it makes the deal more difficult with some patience and communication it can still end well.  KUDOS to you on a job well done.

Charlene:  I know what you are talking about with being sad after a closing.  We spend so much time talking to our buyers and sellers in the weeks leading up to settlement, it's weird to just have all that stop in one day.  Congratulations on a successful closing!
