A RANT By David Slavin

Why won't you won't sign on the line after we negotiated and you verbally agreed to the details in the contract?  I don't understand what the hesitation is.  In this market you should be thankful to get a contract and now you want to question everything you already agreed to.  What don't you understand?  You want to sell the house.  A buyer wants to buy your house.  All you need to do is sign!

               I'm pulling my hair out trying to figure out what the hesitation is for.  I have explained everything to you more than once, sent you an email explaining everything AGAIN, we've texted numerous times, and now that you have the paper in your hands you won't sign? WHY?  You are moving!

Have you had difficult clients like this?  Tell me what you did to make everyone happy.

I have a fellow agent in my Market Center that was a Home Warranty away from receiving a $3000 closing check at the end of this week. The buyer wanted a home warranty. The seller wouldn't pay for it. The agent was going to pay for it. The seller told the agent to not pay for the warranty. The deal falls off the table. About two days later, the seller wants to pay for the warranty. The buyer says NO THANK YOU! What can you do!? People are going to do what they do!

Look at it this way David. You have one more story for your book!

Sure, we all had difficult clients at one point and time, but usually my clients adapt my attitude. If I am positive they are etc.  I am not a "let me sleep on it person"  once we have an offer and everybody has agreed to the terms, I will not leave until I have the signature

I'd be careful with telling sellers they should be thankful to have a contract in this market.  I had a buyer's agent tell me just how lucky I was to have a contract on my listing right before they low balled the offer and asked for the moon in seller concessions.  To that I answer "It depends on the contract."

Best way to handle it is figure out why the hesitation.  People can change their minds.

ask lots of questions and say "I understand" over and over helps and calm their fears. It will work, sellers remorse? I guess they get it just like buyers.

Thanks for all of your comments!  The buyer's agent called me twice and I have dicussed this with the seller and they are going to sign today!!!  I won't beleive it until I'm leaving their house with the signed contract in my hands.  Keep your fingures crossed!

Well, the contract is signed by the seller BUT it has changes so I hope the buyer will agree to them.  I'll keep updating.

David As we all learned in our first year in the real estate business you really don't have a contract you just have an offer.  When they all sign then you have a contract and can take it to the bank.  I lost a sale one time because the shutters were black even after I said I  would have them painted or replace them, NO SALE.

I understand. I have that client now. Only it's a first time home buyer being led by family members. 

I hope your contract has been worked out by now.

I had a deal crumble over 50 bucks.  My client (the buyer) could not close on the day in the contract and needed a one day extension.  They were chared a 50 dollar per diem (REO Property) for their lapse.  My client was furious, no biggie, I will pay the late charge.  My client insisted I or they would pay it. 

The listing agent had to deal with her side and offered to pay the per diem from her check.  The seller instructed her that I or the buyer had to pay it.  Still fine with me, I would pay it. 

For 50 bucks both sides took a stand on priniple?  My buyer lost the EM deposit, the seller sold the house for 5K less than my buyer was paying for it.  Made no sense to me, but both sides were working from principle.

Me and the other agent just scratched our heads over it. 

Its best for these issues to happen sooner than later!
