Nashville real estate - I've had several people ask my lately if I had any bank foreclosures for sale in Franklin and Cool Springs. Sure I do, and the MLS is at my fingertips. The funny thing is that most listing agents seem to be inconsistent when they enter bank and distressed real estate into the MLS. So it's not as easy as most searches, but it can be done.

For the Nashville Real Estate investors and patient buyers who understand how that this is a slow process, it can be a great investment. For the person who needs to move in 30 days, you need to be very careful.

Are you finding that foreclosures are concentrating in certain areas or are they spread out?

Another question I have is what the obligation is to disclose that a listing will require a short sale negotiation. I have a buyer who has made two offers that were later discovered to require short sales. It was evidently not disclosed in the listing.

Just curious. He is running out of time on DPA needed to close and he keeps finding properties that cannot close in time.

Richard - They are inconsistant. For the most part you can find short sales in a lot up neighborhoods from over a million dollars down to $100,000 starter homes. Getting the banks to make a decision can be a slow process, they have a lot of these to deal with. That's why it's better for investors than someone who needs a home quickly, at least for me.

I'm sure that every situation is different.
