Durango Station Las Vegas - More Construction Coming to the Southwest?

Durango Station Casino has been on the books for a while, and has faced the added delay from Station Casinos going private. The Fertitta brothers and Las Vegas Hilton owner Colony Capital completed the deal last November. Since then they've proceeded with the already under construction Aliante Station in North Las Vegas, but there's another project they've also been working on...getting Durango Station back on line and it's been pushed up to the front of the pack.

They've been having meetings with neighbors since near the beginning of this year, and recently announced they had plans in the works to break ground on the project in 2009. Station has set a tentative completion date for the first part of the construction of 2011. I've just found out that they'll be up before Clark County next week to present their plans for approvals, and County Staff has given their endorsement.

There doesn't appear to be anything too drastically different from the original plans approved a few years ago, only some minor downsizing. The project will be built in 2 phases, the first will be a 201 room, 145' hotel tower with movie theater and arcade, with added restaurants and retail in 8 additional buildings on the site totaling an extra 139,000 square feet to the resort complex. Those retail buildings are to be an outdoor mall similar in design to The District at Green Valley Ranch. The casino floor is now laid out to be just under 87,000 square feet, and both parking garages built in the first phase. The 2nd phase would call for building an added 525 rooms in a 216' tower.

This has been a long awaited project in the southwest side of the Vegas Valley, and if it does the same as the other Station properties, should spur even more development in the area. Rhodes Ranch, the golf course community, is directly to the south and Durango Station is actually part of that master plan with the parcel purchased from Rhodes in 2000. Just to the north on the beltway at Russell Rd is the under construction condominium community of Manhattan West. I'm also hearing that Manhattan is up next week for approvals for Staybridge Suites to be incorporated into their commercial building, as well as an expansion of the originally planned and approved restaurant space. I've been informed that some other sizable parcels in that area have or are in the process of getting approvals for new commercial construction for office and retail space. As my source mentions. the anticipated effects of this project appear to have already been quietly underway for some time.

 Roberta - I have been hearing about this Durango Station Las Vegas for quite some time. This is suppose to be the largest Stations Casinos in Las Vegas. I may be working on this project when it breaks ground, thank you for the latest info.

Roberta, thanks for the information!  It looks like a great project for the SW part of the Las Vegas Valley!  I am amazed how much growth has gone on since we lived there some 10 years ago!

Robert: No Problem. Durango was to be the largest, but will be a slightly smaller room wise than Red Rock's 800, even after Durango's phase 2. Original plans called for around 1,000.

The real Station biggie will be Wild Wild West on Trop. They have accumulated 110 acres there, and have huge plans, even bigger than MGM's City Center on it's 66 acres. Also a bigger price tag than CC, with estimates now running over $10 billion. Still 2 years out, but at the moment the first phase calls for 3 casino hotels and 5200 rooms. Second phase would take it to 10,000 rooms. Working name for the project is Viva.

 

Tony & Darcy: Yes, the growth here is absolutely amazing, every time you turn around there's something new. Henderson started out in 1953 with a population of 7,410. 55 years later it's larger than Reno at over 270,000 with most of that happening in recent history, and that's only a part of the valley!

I am very excited about Durango Station since it is right down the road from me and the thought of having all those amenities so close is exciting.  At the Eastside's VIP opening last night I squashed our dreams of having Station's land option transferred to CCR instead and informed my husband that this is a "GO!"

Yes, looks like Station is ready to pull the trigger, good news that something is taking shape in that corner even if CCR didn't get the shot.
