As of 8/28/08, there are 35 homes listed in Royal Pines neighborhood. I removed the rental homes and 3 homes for sale (1 home with an even house # on Marsh Drive and 2 on Eagle Trace Court) because they are not actually in Royal Pines, but are in attached neighborhoods. This will continue to become more difficult because now, St. James Place at the front of Point Road will be starting construction soon; however, looking at the pricing for St. James, it will be in line with Royal Pines and should not hurt our comparables. St. James appears to be similarly priced to Westminster, which was a nice addition to Royal Pines in the past years.

As of 8/28/08, there have been 23 sales in Royal Pines neighborhood. I removed the 2 lowest single family home sales because one was in Eagle Trace and the other was on Francis Marion/First Colony. Also, I removed one rental home that rented earlier in the year.
If you are looking to list or sell your home in Royal Pines, give Chris Skrip at RE/MAX Sea Island Realtya call. He owns a home in Royal Pines and is familiar with Royal Pines and the attached neighborhoods, such as First Colony, Eagle Trace, Westminster, and Telfair. Make sure you hire a full-time professional real estate Broker to list your Royal Pines home. Royal Pines can be a tricky neighborhood and the attached neighborhoods are not always comparable to Royal Pines proper.
