Condo Conversion, good investments, Yes or No

There are more and more condo conversions on the market today. I feel that these properties when built are built with less sound proffing in the walls. The are cheaper and look more like rentals than condo's

I have herd over and over again that a lot of these projects are converting back to rentals. What I have seen is if they are low cost Condo's they are still moving, slower but still moving. The more expensive properties are offering more and more incentives for buyers that walk through the doors.

I have never been big on investing in condo's for investments. I have known friends to do well but I have also known about a lot of losers as well. We have a property that was converted three years ago the property has the worse sound proffing and when you are  visiting someone or showing in a unit, you can hear normal conversations through the walls, To me this is just not acceptable.

I prefer to gamble on Townhomes, Villas and Duplex, triplex and quads. I have personnally done well with these properties and have found easier turn over. I am sure the conversions will still be turning the amount has diffently dropped. With buyers sitting back on the side lines I think I will wait to see the market drop a little more before I jump back in the investment arena

With condo conversions as with so many other things, you can't paint them all with a single brush. Yes, many conversions do have less sound conditioning and other less desirable features, but there are high and low quality conversions, just as there are high and low quality new condo construction. Do more due diligence, definitely have an inspection, and make an informed decision. And yes, caution your buyers what things to check out, such as the sound.

Many of the "conversions" back to rentals are not associated with the quality of the conversion, but to the fact that sales have slowed drastically in all condo sales, and rather than continuing to incur expenses waiting for buyers, they are using their unsold units for rental income.

Investing in a conversion really needs to have a great location to be considered and what are in the condo docs?  Personally prefer the smaller good location condo conversions...
