Actually one of the most interesting approaches is the one you took - prices are back to 2004 levels. In my area, at last review, we were at 2005 prices in many areas. That should get folks' attention.

In Los Gatos (my town in Silicon Valley), prices are dropping in some price points but not others. Weird. But the impact of the correction has now arrived.

Mary.  One thing I observed over the past 6 months is that, while prices are back to 2004-5 levels in most areas, those areas closest to large employment centers like DC and Baltimore City, have stayed up or even increased.  On the other hand, homes, even at very low prices, are hard to sell in the outer suburbs. 

Gasoline at $4.00 a gallon brings folks closer in.  The gasoline prices clearly has a negative impact on sales in the outer suburbs.

Elizabeth.  That's to be expected.  Investors have been sitting on their money for over a year and, once the prices got low enough to bring them out, they began to pick up inventory.  Investory may offer less than list, but overcome that with cash and terms.  First Time Home Buyers on the other hand don't understand that low offers with marginal qualifications isn't going to impress sellers.

Paddy.  They're not out in large numbers - yet.  Of course, it's August, notoriously slow.

Jennifer.  Once we reach a real or imagined bottom, I expect many buyers to come out.  The thing we have to overcome now is the tight, very tight financing guidelines.
