Oh Pulllllleeeeeeeeeeez....this encourages residential realtors and others to believe that they can do commercial real estate after taking this couple hour "course"...it makes it sooo hard for those of us who have practiced commercial real estate and taken CCIM courses to work with people who are still clueless after 2 hours of this kinda stuff....please don't minimize the training and experience required to do a good job.

So I guess that your point is that the only people that should have the "right" to particiapte in this domain are seasoned commercial mortgage and real estate brokers.  Since I am not sure if Sally or David posted this response, I will talk to you both.

Perhaps your point is that if the residential mortgage market has gotten tough, those involved should just leave the business.  Continuing education and training are the keys to success no matter what business you are in.  I certainly can appreciate the hard work you (or both of you) put in to earn the CCIM designation.  What this means is that no novice should stand a chance trying to compete with you for business.  Thinking outside the box, if you are able to be a mentor to one of these "clueless people", it could actually benefit you in some way.  Perhaps a residential investor, currently "clueless" to the workings of commercial real estate, will become inspired and begin to search for income producing property.  They would need someone, perhaps someone like a CCIM, to find them property that is appropriate for them.

When I was abond trader I needed to know every part of the market, not just my own.  What this "course" will provide, as you disparigingly referred to it, are the tools necessary to understand the commercial market and the mechanics necessary to analyze a deal.  It will teach how to recognize the difference between residential and commercial, and provide a solid foundation that will allow them to compete for business or begin to look for property with knowledge and a level of confidence.  Not experts yet, but knowledgable.

It is a big market out there, so I think that there is room for everyone to compete, not only the already proven "experts".
