The Average Sold Price Per Sq. Ft.: $89.95/sf
The Median Sold Price: $203,000
Low Sales Price: $159,000
High Sales Price: $296,000
# of Sales: 17
Average # of Days On Market: 53 Days On Market

An MLS CMA of this Subdivision from 8/20/06 to 8/20/07 reveals: 
The Average Sales Price: $188,810
The Average Sold Price Per Sq. Ft.: $82.52/sf
The Median Sold Price: $189,900
Low Sales Price: $160,000
High Sales Price: $240,000
Average # of Days On Market: 38 Days On Market
# of Sales: 20  

Therefore, based on the median sale price barometer within Parkview Oaks, the market direction appears
to be decreasing.   However, this doesn't make much sense at all because both the average sales price has increased by +$14,966 and average sold price per sq. ft. +$7.43/sf.  So, the median sales price barometer is ruled out in this study because of its' contradictory indication.
