Considering moving to a home on acreage? Often country homes are too far away from public sewer lines and require an individual sewage or septic system to handle wastewater and material. These systems are an integral part of your new home and need to be cared for properly. Having the system replaced can cost between $8,000 and $20,000. Since the tank is underground and cannot always be located in the same location, your yard and landscaping is usually changed when a new system is require.

If you are considering a move to a country or acreage home with a septic system, there are some basic things you should know about how to care for and preserve your septic tank. Very nice.  I mostly work in the city but Invergrove, Sunfish Lake and parts of Maplewood I find a lot of septic systems I had to take a crash course because as someone who has alwayd lived in the city I didn't know anything about septic systems except to tell my dakota county clients that it needs to be certified.  I wish you would have written this wonderful post seven years ago or so. :)

Teresa--Thanks for your comments. I also learned in the "trial by fire" method as my first listing was on acreage with septic needing repair prior to close. There are many agents that don't understand what  a compliance test is and whether it is required or who can and should do the testing...It is different for every community. There is state law, county statue and community requirements for septic systems. Some communities require point of sale testing on septic and others do not. This was an overview...I plan to add additional information in upcoming posts.

Septic systems are great. I live in a nice neighborhood ($300,000+) and everybody is on a septic system. Been here 6 years and never a problem. It's great being on a well as well. (no pun intended) You don't have to worry about water restrictions from the city.

Septic systems are better than being connected to city sewer.  Although in our case our septic tank is not connected to a compliant drainfield, there is still a cesspool on the property and the clothes washer drains into a grey water tank. 

 It gets better.

 We took the seller, broker and agent to arbitration and lost even though we were not given the first two pages of the private sewer disclosure and not a single page of the well disclosure.  We were only given maps that were incorrect.  In Minnesota it is ok to withhold  material facts about the condition of the property from prospective buyers.

Eric--So sorry to hear about your situation but it is NOT ok in Minnesota to withhold material facts about the condition of a property or the septic system from prospective buyers. Although I cannot speak in regards to what happened in your situation, I do know of sellers who do to improper documentation and disclosure had to pay thousands in restitution to buyers. Hope your situation is resolved to your satisfaction at some point.
