Grumpy MorningI awoke this morning feeling grouchy, of all things, about the IDX system on my San Diego real estate site. I am tired of being charged exorbitant "set-up" and monthly fees for every improvement they offer.

They is not an exotic custom programmer, but a large company that provides IDX search solutions for a large number of agents here on Active Rain.

You see, I had called this IDX provider a week or so ago wanting to know how I could create a specialized property search. With my former IDX provider, I could create a search link for about anything I wanted. All homes under $200,000 in San Diego County? Easy. All $2 million and up estates in Rancho Santa Fe? Simple--and free.

"Sure, we can do it," said the rep. "It will be $200 for the set-up and $20 per month."

"What???" I screeched.

"Well, we can reduce the set-up down to $100, but it will still be $20 per month."

After grumbling that with my prior provider, this was a simple task I could do myself--and that I had already paid them an additional $XXX set up fee for the foreclosure search link (and $XX per month)--and please just have someone from management give me a call....

And no one did
.

And I just remembered that before opening my eyes this morning. Which got me to thinking a perfect IDX solution would look something like this--at least for starters:

1.  Easy MLS search that can be as detailed as the client wants.  Agent can set the bar for viewer registration.

2.  A robust back end, where agents can manage their client database, registrations, emails, visits, saved searches and the like.  Maybe some SEO features as well?

3.  An easy-to-manage MLS alert system that allows us to manage client search criteria from the back-end, without having to login as the client with password.  When clients call and ask to remove a city or area from their search, please let it be a simple task.

4. If we are going to pay a subscription fee of $XX per month (and set-up fees as well), please don't try to charge us separately for every improvement you make to your proprietary system. We expect a continually improved product, because that gives us a good reason to stay with you and become raving fans (instead of those who bitch and blog;-).

5. Have someone on tech support duty during weekends. That is when many of us find time to work on our sites.  (And why is it always easier to reach someone in sales than in support?)

6Database compatibility. No one yet has developed the whizbang technology to make database migration from one vendor to another a seamless one. This is not about creating a csv file and transferring basic information like name, address, telephone and email. How about migrating complex entries like property preferences, correspondence and notes?  Whoever provides this technology first will win the hearts and credit cards of agents from everywhere.

I just started looking around for a good IDX system. I am currently using Sandicor's IDX basic, was thinking of going to the premium, but I want to look around. If you find a perfect one, blog about it, because I am finding, like you, that everything you want is an extra.

Well.  Your "dream" system sounds like our IDX.  It's really very good and costs $350 a year.

I have objected to the fees also.  If we pay once a year $300+ and $30 per month why on God's green earth should we pay one red cent more???  I have tried a different way of doing things, it seems to work pretty well

Gerard:  I had checked into Sandicor's premium service, but the backend database wasn't robust enough for our needs.  I like the sytem we have now EXCEPT for the con$tant ding-ding--and the inability to easily adjust search criteria for our clients.

Roberta - yep I feel the same pain (and same IDX). Good list I think. I would talk to the top dog. Lenn's system sounds pretty good to me, especially price wise.

Hi Roberta!  It's been a while - hope all is well!  KW provides Wolfnet IDX at no cost to associates - so we use them - plus we pay $10 per month for the "search by map" feature.  Previously, we were paying about $1,000 per year for far less functionality.

Try http://www.propertyminder.com in your neck of the woods.  $39/month for the IDX portion only which you can integrate into your website.

i use the Florida Board of realtors IDX solution which is a free frameable URL that you can link to it from your own site ... does your State's board of realtors offer you a free solution ?

Amen Roberta.  How about testing.  I think I should get all set up fees waived when I find a problem they have as its obvious it wasn't tested.   And let's highlight #1.  I am not sure why that isn't just standard.

Roberta, five out six isn't bad. My IDX doesn't handle business like that. Too bad you can't get hooked on with them. Nickle and diming is so UNATTRACTIVE.

we just got this here and it has bugs but is good overall. I think it completes your want list.

I just designed my website and with some extra help by another person who framed the search for everyone we can do very complex searches from our agent sites. It looks and feels great.

Actually I think it does everything you were asking for. 1,2,3, 5, and 6!

It even skips 4! But we do pay dues to use it but I dont pay any fees myself to have access.

Mike: I use the rdesk solution on my old website and it's still operational. It's just that the backend is not as robust or feature-rich as I would like. Thanks, though, for the suggestion.

Beach Report: I was formerly with Advanced Access and bailed because of its proprietary platform, framed sites, weak backend and undelivered promises.  I would be happy with 1 ParkPlace if I could more easily adjust client search preferences and if they graciously offered their improvements (staying current with the competition) as an enhancement of service for existing clients. Their backend is robust and one of the best.

Fortunately, our IDX is pretty good, so I do not have too many complaints about them. The one major thing is that most of these systems are created by people who do not use them, so they are not always putting themselves in the shoes of the agent that uses the system.

I pay over $1000/year to Diverse Solutions + over $400 to my MlS. Diverse Solutions, like 1Park Place, has feeds that can be incorporated into a WP blog, while others had to be framed in. DS search is by city or zip code (there is neighborhood, but I am not sure if it works) which does not correspond to actual municipalities. Other criteria are basic price and few more, but not much. Please let us know what you find.

Should I say that I am using a free IDX that is wrapped on my site?  They are getting ready to roll out some new features that will cost... but I can call the CEO on his cell phone.  I had a 90 minute chat session with the CTO on Yahoo one night telling me a better way to set up custom searches...

I would like it if it wasn't framed, but there are trade-offs...

Problem with our IDX is that it's not customizable - I'd like to be able to customize one-click searches to put with various listings and sites: Search waterfront listings, search golf course listings, find me 3 bedroom pool homes from $x to $y. It silly to have everybody reinvent the wheel with 34d party subscribers.

I belong to a very small board - Realtor Association of Martin County.  Our IDX solutions are mostly limited and pricey.  To make matters more interesting we do a data share with our big neighbors to the south and north that belong to a very large database with IDX galore.  Unfortunately many of our listings don't show up on their IDX's.  I'm currently using our MLS (MLXchange along with the Florida Association of Realtors) free offering, but it's very limited.

Roberta... you misunderstood me.  I chatted on my Yahoo IM with the CTO of SoftRealty.  I had emailed a question about setting up pre-set searches.  Instead of a form eMail, I get an IM from him.  He walks me through the set-up, and then he asks me what I think of the product, and what I think would make it better.  He also shares some strategies to help me make better use of it. 

When I had lunch with the CEO, he had out a note pad while an agent (me), a broker (Matt Fagioli of Diamond Dwellings) and a soon to be agent (Nick Underwood of DDR) tossed suggestions at him.  A few weeks later at Showcase 2008 here in ATL, they were almost ready to roll out some of the improvements. 

And it is a free (basic, fee for premium) product.  BTW, I"m on the basic and it rocks.
