Prepare you the Seller to sell your house.
Do your best to see the house, no longer as your home, but as a your most major investment to be marketed for the best price.
This is perhaps our hardest challenge as a Realtor. It takes some work and mental adjustment. especially if you have been in the home for 7 o rmore years, you will have many memories there. Try to not get sentimental but keep in mind your goal. Whether it is getting that extra bedroom so your children can have seperate rooms or downsizing to allow you more freedom to visit those darling grandchildren or keeping a foreslosure off your credit hard as they all maybe it is all for the good.
Keep the reason for selling in the forethoughts of your mind. It is all good and change is hard but it is the only thing we are guaranteed in life...All change is always for the better when selling.
Have a professional home inspection.
An inspection will most likely uncover any major defects before they can cause trouble with a potential buyer.
It also may ward off potential surprises and make the Buyer feel more secure.
Prepare the House for sale,. Look through the Buyers eyes and not your cherished memories. This is an investment.
Would you buy this home? Ask friends and neighbors to do the same, I ususally ask the help of a group of my Remax associates. Realtors who do not know you personally can be the most objective.
With friends you may have to ask them to be totally honest. Friends do not want to hurt your feelings. Who would you trust with your biggest investment. Loving friends who want to tread softly or a professional that wants you to make the most money so they can be referred to your friends.
Overlooking flaws could cost you money! Get them fixed before you put the house on the market. Don't open your self up to potential buyers low balling you in this market if they see areas that need work.
This is not the market to put your house on the market and get top dollar unless it is remodeled and updated.
If you can not do that then adjust the price accordingly. Too much competion is against you now so you need to make, smart, fast choices so as not to be caught losing money and chasing down the market.
Make sure your house stands the best above the competition. Make certain that your house is fresher, cleaner, and better maintained or pirce it accordingly depending on what the competition has to offer.
Also more neutral tones and decor help majory. I cna not tell you what a certain color tone and new carpet do to get your home sold. I have had a home sit for several months on the market then the right color change and brightening techniques and majic, We have mutliple offers. Make sure you are familar with the latest and most effective marketing and advertising techniques.
Remove most of your personality and personal effects from your house. Having one or tow pictures around is fine but the best look is the clean uncluttered look so your buyer can picture their furniture and decorating in your house. Depersonalize and increase your selling time and price. Yes, I did this myself when selling my home and my sellers admitting to feeling stripped emotionally naked but it is the best gift you can give the perspective buyer. The best way to get top dlooar for your investment.
Buyers must be able to see themselves in the house, which is nearly impossible for many buyers when the home is decorated in a style that is not theirs or filled with the Seller's family items.
