It is hard to believe that the summer is winding down and the student will be starting a new school year.
A quick check of real estate in the town of Rhinebeck and the village still shows a very high inventory.
- There are about 82active listings, so there is a lot of opportunity to find a home in Rhinebeck
- Only 3 properties have closed so far this month, the most expensive was $ 1,235,000in Rhinecliff up the hill from the newly renovated Rhinecliff Hotel. The lease expensive was $ 332,500 on Route 308.
- Out of the 82 active listings 16 properties are over $1,000,000, with price ranging from $1,000,000 -$6,900,000.
As fall approaches sellers need to carefully evaluate why the house is not selling. Could it be that the price is too high? It is important to keep an eye on what is happening in the market place. If your property has been on the market for several months I hope you have considered reducing the price. Yes it is important to price it right because in a buyer's market it will just sit if overpriced. Also keep in mind that in some cases short sales and foreclosures could be other competitive factors.
