STREET SCENE IN RHINEBECK.  SHOWS LOCATION OF UPSTATE FILM

It is hard to believe that the summer is winding down and the student will be starting a new school year.

A quick check of real estate in the town of Rhinebeck and the village still shows a very high inventory.

  • There are about 82active listings, so there is a lot of opportunity to find a home in Rhinebeck
  •  Only 3 properties have closed so far this month, the most expensive was $ 1,235,000in Rhinecliff up the hill from the newly renovated Rhinecliff Hotel.  The lease expensive was $ 332,500 on Route 308.
  • Out of the 82 active listings 16 properties are over $1,000,000, with price ranging from $1,000,000 -$6,900,000. 

As fall approaches sellers need to carefully evaluate why the house is not selling.  Could it be that the price is too high?  It is important to keep an eye on what is happening in the market place.  If your property has been on the market for several months I hope you have considered reducing the price.  Your real estate professional can provide you with up-to-date market information and will make suggestion about pricing.  Yes it is important to price it right because in a buyer's market it will just sit if overpriced.  Also keep in mind that in some cases short sales and foreclosures could be other competitive factors.

Wow, your perspective of inventory verses our inventory, definately different sides of the country.  The picture of the street scene is so quaint.

Jennifer, three sales in one month is not very encouraging, but then again it is August, and September tends to be much better.  Love the picture though :)

Kim - My market area is much smaller than yours.  Rhinebeck is a lovely town and very popular with as a weekend get-away.

George - Yes we are all hoping September will see a big jump.  How are things in your market?

I would think in this price range it is not as bad as it could be - I think our entire MLS has only had 2 sales over a million this year - we generally have around 10 a month

Jennifer: I recall Rhinebeck very well from years ago when was at Bard College Annandale-on-Hudson. Its a great area. As you said it is a buyer's market.No question there.

Thesa - I agree it could be much worst.

Lloyd - The area is still beautiful and Rhinebeck is a hot destination.  You should see the new science building and the Fisher Center at Bard, come visit sometime.

Leander -   In some areas the million homes are selling because the people who can afford those are not as affected by the downturn in the economy.  It was nice talking to you.
