I am moving to Ft. Campbell, KY / Clarksville, TN: Where do I start when searching for a home!

Welcome to Clarksville, TN

This is normally the first question that a newcomer to the       Clarksville  /Ft. Campbell area asks me.

My response is it all depends on what is important to you.

Let me first start with where in the world is

Ft. Campbell, Ky./Clarksville, TN.

Fort Campbell is located part in Kentucky and Tennessee.

Oak Grove/Hopkinsville is on the Kentucky side and Clarksville in on the Tennessee side.

The information here is for the Tennessee side... Clarksville!

  

When you first talk with a Realtor they will ask what area do you want to search? The MLS has divided Clarksville into areas. Listed below are all the areas and their number with a brief description of each.

 

Area 71 (Downtown & Surrounding area):  

South east of Ft. Campbell; a 15 to 20 minute drive to Ft. Campbell.

Advantages: Close to all parts of town and downtown shopping. 

Disadvantages: More older homes with a smaller selection of new homes available.                         

 

Area 72 (Palmyra/Cumberland Heights to the Montgomery County Line stopping at the Dickson County line):

South of Ft. Campbell; a 20 to 40 minute drive to Ft. Campbell.

Advantages: Country living with acreage available, more home for the money.    

Disadvantages: Shopping a distance and one bridge to cross going to Clarksville/Ft.Campbell.                          

 

Area 73 (Dotsonville Rd/Woodlawn to the Montgomery County Line stopping at the Stewart County line):

South and boarders Ft. Campbell; a 10 to 30 minute drive to Ft. Campbell.

Advantages: Homes available in subdivisions and acreage, close to shopping, more home for the money.

Disadvantages: Longer distance to Nashville & I-24.                            

 

Area 74 (Dover Rd to Dotsonville Rd): 

South and boarders Ft. Campbell; a 10 to 15 minute drive to Ft. Campbell.

Advantages: Homes available in subdivisions and acreage, close to shopping, more home for the money.

Disadvantages: Longer distance to Nashville & I-24.                          

 

Area 75 (41 A North of Ringgold Rd):   

East and boarders Ft. Campbell; a 5 to 15 minute drive to Ft. Campbell.

Advantages: Homes available in subdivisions, close to shopping and Ft. Campbell.

Disadvantages: Older homes, some newer homes with smaller lots.                         

 

Area 76 (St. Bethlehem):  

East of Ft. Campbell; a 20 to 30 minute drive to Ft. Campbell.

Advantages: Close to the mall, new hospital and main shopping area, many new & existing homes. Close to Nashville & I-24.

Disadvantages: Heavy traffic because of shopping.                         

 

Area 77 (Sango, Hwy 76, Memorial Dr.):  

South east of Ft. Campbell; a 30 minute plus drive to Ft. Campbell.  

Advantages: Close to I-24 & Nashville, many new subdivisions & existing homes plus acreage.

Disadvantages: Longer distance to Ft. Campbell. Prices of homes higher.             

 

The above information is just a breif discription of each area. I would suggest that you take a drive and look over each area then decide what fits you needs & lifestyle the best. I do hope this helps!
