Tips for Farming

 Pick a farm area. The ideal area will be researched for homes that have an average DOM (Days on Market) of a 25% shorter timeframe than average. This assures you that the neighborhood is HOT and it makes sense spending money on it.

Talk to your Title Company or get it form your local MLS  A list of all the homeowners there and start sending them information once per month. Include you picture and your brand - keep it consistent.

On Saturdays. .  like every good farmer out there. . you have to go there and water your farm..  Well, not actually taking a garden hose out there. . .what I mean is that you need to go out there and walk around, knock on doors and meet these people.

Once you start a conversation use something like this script. .

Hello, my name is Fernando Herboso from Choice Real Estate , I promise you I am not

here to try and sell you a house! I'm just checking to see if you have been receiving the information that I send you every month by mail?

Do you have anything that YOU would like me to add as information in order to be more usable to you?

Yes?  What would that be?

No?  Great, I really appreciate your input and here is my card in case you think of something later. .

Be a charmer and start developing a realtionship here. . .send them a thank you card by Monday and with time . .you will have a healthy PRODUCING farm.

If people move out every five years. .this is certainly a fact on my area in MD next to Washington DC

in a 1000 homes farm. . you will have approximately 200 homeowners that will be selling.

from those 200 homeowners, if you have a 10% capture rate. .that is 20 transactions for you.

I know of agents dominating their farms so much that they have over 30% capture rate.

Of course the longer you farm an area.. .the better for you

A 1000 home farm area is basically costing you an average of $700 per month

Every 3 months, you should send a $1 post card per person ;a complete and colorful CMA report

The rest . .you should send them reminders. . open houses, new listings, set your clock back reminders . .

those should cost you around fifthly cents each delivered.. .if you shop , maybe less

One more thing I forgot to mention. . besides walking-exercising on Saturdays preferably walking with your dog . . buy a heavy duty Margarita Machine ($1000) and offer them from time to time on your post cards.... .have a party? come by and pick up our Margarita Maker compliments from your friendly Realtor.. . make them sign a waiver and put a sticker on the  machine visible to all the drinkers at the party. . . .My Realtor Supports This Party. .what about yours?

and  put a stack of business cards conveniently  in a glued dispenser.

I just moved to a new area. . .this is one of my next steps to solidify my position

I have been using stats to find areas to farm. Lets say that people move every 5 years then I will start to farm the area that is 4 years old so that when they are ready to move I have already established my name in the area.
