It doesn't matter what you do right, if the price is wrong. All the marketing in the world will not sell an overpriced house. The single most important factor in selling your house is the price.

Lately I have noticed some similarities to this game going on in our market. The price will have the right numbers, just the wrong sequence.

A client of mine and I started playing this game the other day while we were looking at the homes available here in Big Bear. The house that started this humor was priced at $329,000. My client looked at me as we were leaving the house and said:

I'd like to move the 2 to the front and the 3 to the middle Bob. I looked back at him and said: Ding!, Ding!, Ding! The Price Is Right!

This started a series of fun that allowed me to build some trust and camaraderie with my client. The truth was not always far from the game that we were playing.

It also reminded me of this funny scene from Happy Gilmore...

You may be right. It seems that price is what moves property. There are many homes and condominiums that SEEM overpriced at a first glance, but have so many improvements that it may make sense.

Typically, very few people want someone else's improvements~ especially if they have to pay for them.

Thanks for bringing humour to a very unfunny topic.  I do a very detailed market analysis on every listing I take, and am very accurate in my pricing, but some clients just won't listen.  I wish they would take the time to read your blog!

I love it.

All the advertising in the world won't help a property sell if it is overpriced AND there is nothing anyone can do to stop a house from selling when it is priced properly.

Steve so true but, unfortunately there are so many "sign agents" out there that just tell the client what they want to hear and promise them the moon just to get the listing.
