I have been researching Mortgage Modification for the past few weeks, as I want to add the services to my business.  I beleive extra income can be produced as well as great service to homeowners who have come on hard times due to the economy, job loss, divorce, Real Estate Market and various other reasons.  However I want to make sure that any company that I get involved with is both ethical and has the best interest of both myslef and potential clients.  I am compiling a spreadsheet of all of the companies that I have been researching, with the following information.

If they offer Affiliate programs  Yes or No

Affiliate cost to get started

approximate costs to homeowners

addresses

and some notes after speaking with marketing heads and sales people

       I will be happy to send my findings to anyone that is interested.  My list has grown to over 295 companies. I have color coded the list.  Those companies highlighted in Green are ones I beleive are good companies to work with. Those companies highlighted in yellow are ones that I would use caution in using as I have found red flags about them.  And those highlighted in Red I have found either complaints on the internet about them, or to many other redflags to feel comfortable using them.  Again it is based only on my opinion after speaking with reps of those companies and researching them on the internet.   I will also let you know what company that I chose along with a list of reasons why. I am still adding to the list.  Those interested can either call me or e.mail me.  I am sure there are many very legitimate companies to represent, as there are also many scams out there looking to make a buck on Real Estate Agents, Mortgage Agents, and Homeowners.  I only want to make sure that I am affiliated with a company that has integrity and has experience doing loan modifications and short sales.  I am also writing a report on my findings of foreclosure scams and legit foreclosure help options.  I will use it in a Free Report marketing campaign.  I beleive I found the absolute best company to work for as an affiliate.  No fee to get started like  Freedom Forclosure wants, and much better training.  Send me your request and I will be happy to send the spreadsheet to you.  Or you can check out the company I am affiliated with.  It is at the top of my list for a reason.    www.homerescueprogram.net/thargreaves        My list of Loan modification companies is the most extensive on the internet.  I have spent over 100 hours compiling it and contacting these companies to find the few that are very good and help people avoid the ones that are inexperienced or just down right scams.

This list of Residential Loan mod companies to represent is dwindling quickly.  The demand for modifications is high, however the Government is making it harder and harder for businesses to do modifications.  No up front fees is making it harder for businesses to pay personel who are negotiating with the lenders, and forcing refunds to clients who obtained a satisfactory modification.  Only a small number of companies are choosing to stay in the modification business and about 5 are on my list that I can still in good conscience recommend.

Because of the enormous number of fraudulent loan mod companies, changing legislation, and sheer number of loan mod companies closing their doors, I will be focusing more on Commerical Modifications. I have chosen a company to work with and if you would like information on that company I will be happy to send it to you.. there are no advance fee restrictions for commercial modifications, and the income potential to brokers is 5 to 10 times larger than that of residential modifications.  I am also compiling a list of Commercial mod companies as well, as there seems to be as much fraud in that business as there was in residential.  However a good modification company can keep many business owners from losing their buildings.

I just did some research on US Homeowners Assistance..and here is one of the comments I found about the company

Beware..... I had a meeting with this company and my impression was bad, I met with a Supervisor by the name of Sharon she did a lot of talking and also tries very hard to intimidate you, the first thing they did when I got there was change the fee they had quoted me over the phone to a higher amount, then in the middle of the meeting they have someone interrupt and say guess what I got a 5.5 interest rate for a specific customer naturally this is all an act to try and trick you into believing all their lies, in addition when we told Sharon that we were going to think about it she basically told us to get out when I asked for a business card, she gave me a paper with the company letter head and she wrote her extension on it, very suspicious, I will say go and see this for your self don't give any money up front, this company sounds and looks like a big scam. I would be leary about using them, as this comment was only one of about 75 that I found.  My Research indicates that they are a Non-profit company.  But just because they are Non-profit does not mean anything.  Lots of scam companies are applying for non-profit status.  The company makes no profit, but the owners pay themselves HUGE Salaries.   I will call them and see what their sales tactics are and try to find out more.. thanks for the tip.  I will add them to my list and put them at the bottom

In this market, it is hard to trust any of them.  I just call, email and stay in touch with whoever the banker is.  Consistent contact and just hope that their doors stay open until after we close.

Thank you for sharing your research.  If all professionals would take the time to research and share their findings, it would help protect the integrity of the industry - and hopefully expose and shut down the scammers.  I have just started my research of this industry and if I find additional information that could benefit others, I will share it. In the meantime, I would appreciate it if you could send me a copy of your list.

I would like your list of good companies as I have been getting things in the mail that when I research have only been in business for less than 2 months and yet they tell me they have over 400 sucessful transactions and they take 40-60 days to get an answer doesn't make sense.  When youj check the Bar Assoc (this is for CA) they didn't even pay their dues last year!!

I will be updating my blog this weekend.  The FTC has targeted over 100 Loan mod companies and local state Attorney Generals are shutting down others.  I would say that 80% of the companies offering Loan modification are either  Scams, Unethical or Inexperienced in this field.  I have been fortunate enough to have been working with one that has over 1000 successful loan modifications, and currently works closely with each state attorney General to make sure they are following a compliant business model.  My list has grown to almost 140 companies, and as I stated above over 80% are not worth even contacting.  And that 80% is a very conservative figure.

I have been talking with The Mortgage Mitigation Law Firm, www.tmmlg.com.  They claim to have been in business since 2002 working of loan modifications. Everything seems to check out ok, however, they do charge $3,000 (half down, and the other half in 30 days) with a 100% money back guarantee.  I have that statement in several emails, but it makes me a bit uncomfortable. Do you know anything about this company? I would also like to see your list. Thanks!

Kim,  I have not heard of that company and they are not on my list.  My list is comprised of about 297 companies..  over 150 of them have been shut down by the FTC, DRE or other governing body.. many others have closed the doors as the heat is getting to hot.  It is only a matter of Months before only the Best of the Best continue to be in this business.  With changing legislation and more and more Fraud allegations, only the Very Legit companies will survive.. However I still think the industry needs more regulation.
