When searching for a home in Clarksville, Tennessee;

 the homes listed in the MLS (Multiple Listing Service) are divided into areas. I have a report that lists a brief description of each area with the advantages & disadvantages.

This report is on... area 73 (Woodlawn/ to Dotsonville Rd.):

South and boarders Ft. Campbell; a 10 to 15 minute drive to Ft. Campbell.

Advantages: Homes available in subdivisions and acreage, close to shopping, more home for the money.

Disadvantages: Longer distance to Nashville & I-24.      

This area is a mixture of a little bit of everything: subdivisions (new & older), larger family farms and smaller family farms (5-10 acres). Properties here will have septic tanks, wells, city water and sewer; so you will need to ask your real estate agent to be sure. Do not assume that it is city water & sewer! The only way in or out is Dover Rd/Hwy 79; which now is wider and better and the 101^st Parkway. These road improvements make this area much more appealing. This is the place for you if you want to be close to Ft. Campbell and have the feel of living in the country. Prices in this area will vary depending on what you are looking for but you will pay more for acreage here than in area 72.  

This is only a brief description; I do suggest that you take a day and drive all the areas. Then you will know what will fit you budget & lifestyle the best. I do hope this was helpful!
