While we have several wonderful blogs that describe the process involved in staging a vacancy, I thought it would be fun to share the progression, as it occurred, in the staging of a vacancy. So, armed with my camera, I managed to take the following:
It's Wed. March 21st and I've received an inquiry via my "contact us" page off my web site. Fortunately, I'm scheduled to be in the same general area so it works out that I'm able to actually visit the home the same day I received the inquiry. Here's the very first photo taken. At this point, it's my first visit to the home and I'm meeting with the homeowner. FYI, I used this "before" picture to determine the quantity and pieces of furniture as well as accessories I'll need to captivate the buyers. I also used all of the "before" pictures to help determine the bid amount for the home.
It's now Thursday, March 22nd and having finalized the bid (again using the "before" pictures) I've got the bid over to the homeowner. On Friday, March 23rd, the homeowner has made a selection on what rooms she'd like to have staged. In this case, all rooms, with the exception of the secondary bedrooms, was selected. With the thumbs up to proceed with staging this home, we determine, based on schedules that Wed., March 28th would work best for everyone involved. And while I prefer the homeowner not to be present while staging, I do like to see their reaction after I've completed the job.
The next step is to secure the furniture pieces. With this home, I've used Brook Furniture Rental who has always proved to be timely and the perfect partner to outsource to. With the pieces selected and the scheduled confirmed with them as well, I'm off to secure the accessories. First stop - my storage unit. Fortunately, I've managed to keep this relatively organized. In other-words, all floral are together, all lamps, rugs, etc... This has simplified the process a great deal and with a pat on my own back, I know what accessories are still needed. Having grabbed two action packers (bins used to carry the accessories), I head off to some of my favorite stores.
The day of staging:
Brook has arrived and as usual, they're on time. I always assist the movers by unwrapping the pieces.
While Brook continues to unload, it's my turn to start unloading my vehicle. This is just a fraction of the amount of accessories used in this home.
