My grandkids love to keep saying "are we there yet" over and over. So having just finished reading our monthly report from our MLS on the NAR report for Jan 1 2008 through August 31 2008. I thought I would share a few things. Below are two very popular places in the High Country that have always had a steady stream of buyers. What we haven't seen is the amount of listings we now have on our MLS. There are over 200 properties for sale on Beech Mountain alone. Today on our MLS hot sheet we had 150 expireds show up and yesterday 130 for Avery-Watagua MLS.
Beech Mountain - New listings taken 291 .....Closed / 34 ..... Average Days on the market 288 Top Dollar sales $750,000 - 999,000 1 home Sold
Banner Elk - New listings taken 212..... Closed / 37.......Average Days on the market 220 Top dollar sales 2,000,000-2,999,999 1 home sold 1,250,000 - 1,499,000 1 homes sold
These numbers don't take into consideration any sales that FSBO's closed on or developers have closed, it also is only for residential resales. It also doesn't show how many are under contract and not closed as of today. So how are we doing? We have seen better summers, but buyers are in the market. From past years the market will recover, perhaps we will never see the numbers we once saw, but we will begin to thrive again. Many of the developers havenew projects not selling and there have been several that have had to pull out. It is a waiting game, for them, for the buyers and for us.
