Its the first of the month and the perfect time to evaluate the state of the Lake Monticello Real Estate Market. 

In August of 2008, 17 Lake Monticello homes had contingent contracts at an average list price of $250,210 and a median price of $223,900.  They were on the market for an average of 118 days.

8 homes had pending contracts.  The average price of these homes was $243,275, the median was $220,000 and they were on the market an average of 145 days.

In August 2008, 16 homes sold at Lake Monticello.  The average sales price was $244,375, the average list price was $257,700 and the median was $233,750 with an average days on market of 98.  The homes sold for an average of 94.83% of the list price.

There are currently 169 homes on the market at Lake Monticello with an average list price of $265,772, a median of $247,900 and an average days on market of 125.

Compare this with 23 Lake Monticello homes that sold in July of 2008.  Their average sales price was $252,385 and the average list price was $259,974.  The median was $237,000 with an average of 117 days on the market.  They sold for an average of 97.08% of the list price.

In August of 2007, 32 Lake Monticello homes sold for an average sales price of $274,416.  They were listed at an average price of $286,037 and a median price of $355,000.  The average days on market was 76 and they sold on average for 95.94% of list price.
