3 New Builders enter Phoenix Market - more signs of a rebound!

Hello!

There is a great article today on http://www.azcentral.com/.  It details that 3 new home builders are entering the Phoenix market.  They are national builders, who see now as a great time to enter what was an impossible market to break into the past few years.  The builders are:

Mattamy Homes out of Canada - http://www.mattamyhomes.com/corporate/

John Laing Homes, out of California - www.johnlainghomes.com/

Orleans Homebuilders, from Pennsylvania - www.orleanshomes.com/

All three are scooping up land from builders who over-bought in the land frenzy a few years back, and getting that dirt for far less than the local builders had paid for it.  They see the Phoenix market as one that will be quick to recover, and are doing what many smart stock traders do - buy good stocks when the market/their price is in the basement.

These companies will also be hiring office staff, field managers, and salespeople - there are a number of individuals who relocated here in the boom to work for builders, who have since been laid off. 

All-in-all, this is more great news for Phoenix!

One thing that bothers me is that Mattamy Homes is buying land not used by established builders in the area.  Mattamy has been known to sell a home without electrical power and the furnace was illegally wired to the house next door.  This was passed by an inspector of the Town of Oakville.  Mattamy also acquired land that had recently been fertilized by bio-solids.  Without waiting the recommended 18 month fallow pereiod, Mattamy started construction.  I hope that your local inspectors are ready to ensure quality construction...

Satisfied by Mattamy

Mr. Naismith has posted almost the exact same comments on other websites and yet there is no record of his charges.  The only difference with this comment is he is making the charge that 'Mattamy is buying land not used by established builders'.  In referance to the AZ development Mattamy bought the land from another home builder.  So, I am not sure what Mr. Naismith means by this comment.  Does he want Mattamy to buy an existing home, tear it down and build another?

 

I can only assume that the sentence was a typo and should have read:   One thing that bothers me is that Mattamy Homes is buying land used by established builders in the area.

Yes, "Satisfied by Mattamy" has a point about my first sentence.  It should have been better explained.  I am worried that ESTABLISHED builders in the area must sell off their land because they can't build profitably.  Therefore, Mattamy Homes, who is on public record for selling a house unethically (no power, etc) and starting construction on land fertilized with bio-solids (human waste) can suddenly come down from Canada and build homes at a profit in an area that already has builders.  I would think they will use the same trades (although Mattamy uses a mixture of non-union and union in Canada), the same suppliers and will incur all the same costs that your own builders already incur.  So, is Mattamy just a better builder, do they cut corners as I stated, or because they got the land cheaper, they can now build cheaper? 

 And yes, I am on other websites.  We have tried to institute laws that will protect the consumer - such as being able to hire a building inspector to monitor construction of your home and have it in the contract that they are to be given access.  For some reason, government and builders don't seem to want that made into a statute.  Why is that?  If you think selling a house without electrical power and the furnace wired next door is a good ethical business practice, please let us know your business so we can stay away.  I wasn't "satisfied by Mattamy".

Mattamy Homes is the BEST

Obviously you are not fully informed. The land that Mattamy purchased in Arizona is in a very nice community and they are finished lots. The original developer experienced financial difficulty and was very pleased that they were able to sell the lots. Being a homeowner in the community, I can only say that we are extremely happy to have Mattamy building in our community so that we will have finished neighborhoods with good quality homes. The customer service we have received during the building of the home and after we moved in has been top notch.

There you will find that Mattamy has broken the la (code infraction) in order to sell a house and put children's lives at risk.  They also built a home and were happy to put in an electrical outlet for a future door opener but didn't build the garage so that it could accommodate a garage door opener.  They have very unhappy customers in Bracebridge and in Ottawa, sold houses without having the legal right to do so.  I would direct you to a website about that but they closed down (did Mattamy force this?? )  Also, in Florda, there is at least one unhappy customer with a Mattamy House from hell.

So, I am glad you are happy with your Mattamy Home but there are a lot of others who have been shafted, victimized and otherwise treated like trash while Mattamy escapes by making political donations.  Just check your local donations and see if your area was lucky to be on the bandwagon for money.  And the house I am talking about that was sold illegally, it is a $350,000 townhouse surround by $500,000 homes - not some ghetto area.  So, even in high priced communites, Mattamy will cut costs and shaft the homeowner.  And all I have said is on file.  Either ask Mattamy or, the Town of Oakville - both on public record for the illegal (code) sale that put a family at physical risk.
