Market update for August 2008

Quail Hollow did see a drop from July to August in both Average list price and average Sale price.  Although there are currently 14 short sales in the community of Quail Hollow,,,all of the bank owned properties have sold or are currently pending sale. the list to sale price ratio was the lowest of any neighborhood in Palm Coast for the month of August with houses on average selling for about 22% less than there last list price.  That is a very significant number considering most of the list to price ratio are in the mid to high 90% range.

Sale Price/List Price Ratio:  88.14%
