It's a good question that I think we've all asked ourselves over and over.
Open Houses are not something I look forward to, and over the last several years, I've done fewer and fewer. HOWEVER, I've also had more properties that have sold as the result of holding them open. Sometimes I've written the offer and then listed the underlying home, so they've definitely generated some business.
Our market (like many others) has an abundance of inventory. There are also plenty of buyers who are freelancing without a buyer's agent, so an open house is a way to connect with some of those people.
I'm at an open house as I write this. I take my computer, any paperwork that needs to be wrapped up, sometimes a good book. Seems like the more I have that I'd REALLY like to get done, the higher the probability that it will be a busy open house.
