Do any of you ever use virtual tours anymore. I stopped using them because I ddin't feel like I was getting any payback for using them. Have you had different results?

It has been my experience that the virtual tour, when used correctly, can be a HUGE help in exposing your listings and essentially, making the sale. Our tours place the audience in the room and allow them to fully investigate everything from floor to ceiling. Its always a wise idea to go with a provider though that knows what the general consumer is looking for. If they are overwhelmed with a ton of static images with long download times, they are going to move on to the next listing.  You want to leave a little mystery when showcasing a home but at the same time, you want to create interest. You also need to make sure the provider fully exposes your listing, ie. posting to several national sites like realtor.com, homes.com and homeseekers.com. My clients know that when they order a virtual tour from me, they are going to get the maximum amount of exposure. Several of my existing clients use the virtual tour for caravans (to save on travel expenses), for transfer clients, and for their portfolios. They also develop the reputation of being innovative and willing to go that extra step for their clients. They set themselves apart from everyone by using something other that poor MLS pictures and boring slideshows to showcase homes. With gas prices on a continuous rise, its a great idea to present your clients with a list of houses with tours to narrow down their choices of potenial homes. The internet is quickly becoming the primary resource for home buyers and it is certainly helpful to offer them the most innovative ways to view their potential "next home".
