Well today I ventured out on my first Door Knocking trek. I decided I will do 20 houses per day in my target area (my neighborhood and surrounding areas). One thing I found out today is people LIKE to talk. I did not encounter any rude people and the houses that had no soliciting signs still got the hanger.  So my results for the day are 2 additions to my database and 1 potential listing appointment. I say that is very good results. I will update this daily to keep myself accountable. What type of Door Knocking stories do you have?

I have not tried door knocking but it sounds like you had a good day.  Hope you get the listing and that people notice what you are doing.

John, In our area, you must have a permit to door knock now.  When I first started in real estate, 22 years ago, we used to go in pairs and knock on doors in our "farm area".  It was okay, but, if someone already has an agent they use, like or are related to, you are done.  I give you credit for trying everything you can. I hope you are writing notes to all of those folks:) Tom Hopkins used to say, 3 no's will eventually get you a yes.  Best of luck!

It's a Good Life!

Hi John, Thank you for commenting on my post and sending a picture of your car.  I suppose you are getting rid of the navigator because of the Gas....

About Door Nocking.  I have a great Idea for you.  If you go to the higher quality apartment complexes with some information on first time buyer opportunities you will succeed.  Right now it is afirst time buyer market.  After all the others who already have homes are either trying to keep their homes or have already foreclosed.   Hook up with a lender who can qualify your buyers so you don't waste time taking around unqualified buyers.

Congratulations -- it just takes time -- make sure you keep good notes and add to your CRM database and use to your advantage over time -- I hope your collecting email addresses as your talking to your future clients.

My old boss was a big fan but I was always too chicken.  I guess I perfered cold calls.  To each his own I guess.

Way to go on the leads.

Heard Bill Nasby's class about it. Got all pumped about doing it, then chickened out. This was encouraging to read though, No rude people and lots of talking? I can do that!

John,  Kudos to you for being proactive in your efforts. The truth is ... almost anything will work if you do it consistently. Since so few people do go door knocking these days, your chances of success are greatly enhanced, particularly if your objective is build your database. I can't remember the guy's name right now, but there is someone in Southern CA that spends 8 hours, 5 days per week, knocking on doors, starting about 6:30 AM. His results are remarkable. He is the prototypical example of the person who is successful because he/she is willing to do what the non-successful agent is not willing to do.

John, great to hear this is working for you.  I'm curious what your intro is when they answer the door.

John,

i have been doing the same thing recently trying to originate loans. i print out brochures and go door to door and i have had no luck yet. maybe its because i have only done this for a few days? or the area? your guess is as good as mine?

when i speak to the home owners all that comes to my head is, "do you have any questions about your home loan or any real estate questions?"

but its always a no. obviously I'm trying to get my foot in the door for a possible deal but sad to say that's all that comes to my mind.

how do you go about it?

i just learned about active rain and will create an account soon but get back to me at hgallardo@elyacrealty.com
