Queen Creek, Arizona contains such great deals because there are SO many homes to choose from, both new and resale.  I just drove to Queen Creek today for the first time in a couple of months.  I am always surprised at the new homes being built.  Sellers are dying there to get rid of their homes.  Some are practically giving them away.  How long are the sellers going to have to wait to sell their homes for good prices?  I think that they'll have to wait until the roads are all completely widened and the new build homes must stop!  But there are more and more and more going in.  There are 2 new communities that have not even begun to impact the area yet, but will for the next several years.  If the buyers are willing to drive and deal with the location for a couple more years, there are steals in Queen Creek.  What about the sellers now?  We have a whole city of captive homeowners.  What can we do to alleviate their frustration?

More ammenities and places of employment will help.  The Mesa Airport Project and the new Banner Hospital that's coming in will also help.  If the damn developers would stop killing us with the new builds and people would stop taking on bigger mortgages then they can handle then there wouldn't be so many forclosures as well.  We have SO many ammenities coming in and some already in place that it will be someday another Mesa or such.
