I do not think I can find a better word to describe what I have just experienced.

A good client of mine calls me in much distress and asks to come see me which of course I agreed.

My client (let's call her Mary) has relocated to another State about a year ago but her mom (let's call her Sally) still lives in Miami so Mary was in town for the long holiday when she was notified by Sally (who is 74) that she had arranged for her daughter to be in the meeting where she would apply for a reverse mortgage.

Sally had mentioned to Mary a few times that she was interested in a reverse mortgage but Mary was never sold on the idea, for various reasons, but she was thankful that she was in town to participate in the meeting.

It did not take Mary long to figure out there was something very wrong.

The man in the home claimed to be an independent loan officer who did not work for any company, (not a possibility in Florida, a loan officer must work for a bank or a correspondent lender), the loan application had 2 difference lenders and the man's business card showed a third, completely different company. Mary asked about the 2 lenders on the application, the man crossed out one of them and said " do not bother with that company" I will use the other one.

Mary, Sally and I gathered in my office and I started to do a little checking around and found that the man who claimed to be a loan officer had once applied for a mortgage broker license but he was denied. The company that he said he'd use is a corporation in Florida since 2003 but the State. Florida's Office of Financial Regulation has NEVER even received an application for this company. The company is not allowed to loan money in the State of Florida!!!!

This man has newspaper ads targeting old, vulnerable citizens, and have of course, been successful. Sally has neighbors who have gotten a reverse mortgage through this man. Who knows what these citizens have signed away!!!

Again, it is unbelievable to me that an unlicensed person and an unlicensed company are acting as lenders in my state and getting away with it!

I had been aware that the reverse mortgage business was one the fasting growing fraud sectors in our society but to see it happen in front of my me was truly eye opening.


I do not think there is enough awareness of the fraud that is being committed on our elderly citizens and those who are victims of reverse mortgage fraud are less likely to use the internet to share their bad experiences.

As a Licensed Mortgage Broker this pains me greatly and I can only hope that this article will help someone from becoming the next victim of fraud.

I wonder if he is submitting these loans to a valid company and receiving a bird dogging fee? No matter what he has misrepresented himself and the whole story is scary

First this bogus mortgage broker needs to reported to FREC ASAP for unlicensed practice of real estate services. This person is of danger to the public.

WOW!!

Guess there are those lowlife folks who would try to take advantage of the elderly.  Now it is reverse mortgage.  A few years ago it was insurance scams. 

Thank goodness you were there to do the background checks.

Reverse mortgage can be fraud when a person poses to be a loan officer that is originating a loan and isn't. Maybe taking application fees or other fees and never delivering, which is what this sounds like.

Or, getting an elderly person to pose as a straw buyer and then promising them the money and then getting a lump sum and getting a large payout themselves while promising a large stable monthly income to the elderly person.

I am hearing all sorts of stuff. Some loan officers can act as advisors,, but my fear is that because they won't receive full commission then they will not be motivated to get fully educated on the program and inadvertantly communicate incorrect product and process guidelines.

Hi Angelina,

An person who is not a licensed mortgage broker, a company who is not a licensed mortgage brokerage business, corresponded lender or bank CANNOT represent themselves to be a lender and to have the ability to lend money. They are up to no good.

Reverse mortgages are a fine product if used correctly for the correct prospect. I am pretty sure the banks and lenders that you see advertizing are perfectly legal to write and fund such loans, which is not the case here.

The victims are putting their home on the line.

So many are so willing to take advantage of those who are so vulnerable.  It's hard to protect some of these people due to their own issue.  I would hope Social Security and AARP, between the two would be educating them.  If we live long enough, we will all be there someday.

Patty, thanks for the warning!  It is a pathetic person that preys on the elderly and the young!  I hope that the local authorities catch this clown and put a stop to his activities!

Hi Patty,

Here we go again, scam artists taking their craft to a whole new level.  This man has no scruples if he is doing this to the elderly people in our community.  Someone needs to put a stop to it.  Thank God you were in the right place, at the right time, to save this family from all the grief that was coming their way.

Make sure you follow up on this issue until you see this guy behind bars where he belongs!  Mr. Opportunity and all the other "low life" operatives like him that are now walking South Florida streets, are exactly the people that are giving our beautiful State a bad name!  We all need to be on the look out, and take steps to keep the bad element plaguing our neighborhoods out of site, far away in some dark cell, where they have nothing but "time" to think about their dirty deeds.  Lock them up and throw away the keys for a few years ... this is the only way they "may" learn a lesson!!!

We need more people like you out there!  Too bad that for every one we catch, there are at least 2 others (maybe more) that go on about their business under the radar of law enforcement.

Hi Patty,  I'm aware of some of the fraudulent schemes out there but wasn't aware as it pertains to the reverse mortgages !  How did this sorry scam turn out ?
