Monthly Market Reports for Haywood County, NC include reports for Maggie Valley, Waynesville, Canton and Clyde.  This is Waynesville's report for August 2008.

Waynesville, NC residential real estate sales for August totaled 29 (as of 08/31/08).  It took an average of 154 days to sell these 29 homes. The most expensive home sold in August in Waynesville sold for $440,000; the least expensive home sold for $45,000. The number of homes on the market in Waynesville as of this morning (Aug 5) is 579.

When you have an Average Selling Price for August of $200,767, and the Average Listing Price of Waynesville’s active listings as of today’s date of $411,457, it is apparent there are STILL overpriced homes on the market, emphasized when looking at the average days on market for the active listings of 197.

The absorption rate for Waynesville’s inventory at the August rate of sales is 20.1 months.  A normal/good absorption rate would be to have a 6-month inventory/absorption rate.

Susie- Is this your main farm area? or do you also cast a larger shadow on the other cities. I imagine the market is pretty much the same in other areas around you. Would that be an over-generalization?
