Putting my own sweet little Denver Bungalow on the market today. Voluntarily. Intentionally. No, I don't have to sell, but my market is HOT! Yeah, seriously!

My part of town is known as Northwest Denver or Highlands... and it's quite the trendy spot. In fact, my zip code (80212) was written up last spring as being the 2nd highest appreciating zip code in Denver at something like 18%. And I believe it! Here's a virtual tour of my beloved 'hood.

Little houses like mine are selling like hotcakes - a few already over $400,000. Believe it or not, the list price of $369,900 for my 950 sqft is a bit of a deal! Okay, well, I have a full basement, but still... That's a lot of money!

But, it's cute and the location can't be beat. I'm optimistically expecting a quick sale; after all, I did everything my listing agent told me to do (that would be me)!

In my area we cant list our own personal homes. Good luck and the house looks great. Shouldn't take long to get a contract with such a great listing agent.

Nice little cottage!...hope it sells quick. Unfortunately in my market it might take a while...even special property priced right with all the fixens sell slow...we can't get people to get qualified unless they are super credit high it seems.

Terrific,

I was just out in Crested Butte for a week and at the end of the trip we stayed in Denver for a night.  We went downtown for dinner, drinks and College Football - AWESOME town.

Justin - it really is a great place to live. And even though they're small, Bungalows are amazingly livable - they're probably the most popular floorplan in central Denver!

Jennifer, with all of the out of state influx that Denver enjoys, your area remains one of the few in which big trees and classic styles are available (unlike the "subdivision" look so predominant out there). Now, if buyers of these gems would simply leave them alone, and not engage in "tear down" mentality...your house is WONDERFUL, and based on limited experience looking in that area, being offered at a great price.

Options - Funny - I"ve always worked in this neighborhood, so I take the charm for granted! The nice thing about my house is that the lot isn't really big enough for a tear-down, although it could easily be popped, which was my original plan when I bought it.

I am sure your little cottage will sell. The pictures are great. I love older homes (I am assuming this one is older) We have a terrific neighborhood in Reno that have the best homes in it, just like the one you are selling, and they have held their value even in today's market where other neighborhoods have not been so fortunate!

Jennifer, Location sure does make the difference.I just sold a cute little 100o sq ft bugalow with beautiful hard wood floors. The kitchen and bath had just been completely gutted and redone. It sold for $55,000!!!

Okay, so I got a little feedback that my basement finish wasn't quite up to expectations (sheesh, whaddya' want for $400 psf!?), so I reduced my price $10k (after a whopping 3 days on the market) and am getting lots of showings... three interested parties, so far! Woo hoo!

Great looking space and tons of curb appeal. You should have no trouble selling that charming cottage. I personally prefer a home with character , instead of those McMansions that are stamped out at the factory. One kit fits all !!

I put my house on the market o July 1 in Fort Collins, also listening to the sage advice of my favorite Realtor (ME, of course).  I listed it at $450K and had competing offers in less than a week, and sold it 3 weeks later for $446K.  It was a good illustration of what can happen in a down market when you do things RiGHT.  Cleaning, staging, fixing, clearing, proper pricing, etc.  I find that my sellers always pick and choose which things they want to do instead of just doing what I tell them!
