How to help people when they need to sell quickly...

I have noticed alot more people in the situation of needing to sell their homes to get out of a bad mortgage situation.  I have had some luck in helping the people work with their banks to request a smaller payoff. It makes sense to do this rather than have the rash of forclosures that I anticipate coming up this summer. anyone else who has been able to help people this way please reply, I think that we as REALTORS have a duty to the people we represent to help save these people from forclosure as well aspreventing them from possibly ending up with a predatory investor who buys the home leaving them with a judgement against them.

Unfortuneatly some banks seem like they don't want to sell houses even though their inventory keeps rising.

I put up a link on my website that just brings up the topic....also you may come across alot of FSBO's who are selling without a REALTOR because they cant afford one....if the bank has stared the Forclosure process and they give you permission to deal with the bank then you can negotiate a lower asking price with the bank the best thing is usually the bank will not place a judgement upon the seller but just force them to claim the difference on their taxes for the next year.
