I learned an important lesson today, be like the Boy Scouts and Be Prepared!  I got a call from another agent in our office who was busy with someone else to show a town home in a project that he is marketing.  Like a fool, I chose to rush over to the model to show the clients rather than keep the clients waiting, instead of taking 5 or 10 minutes to look up as much information on the project prior to leaving the office.

I showed the clients the model, and of course, they had questions that I hadn't bothered to look up.  The good thing is, that they understood, they hadn't made an appointment, and were really good.  The other good thing is that I learned my lesson.  The next time another agent in the office calls like that, I am going to take a few minutes and familarize myself better with the listing rather than "winging" it.

I also learned or rather had reinforced that honesty is the best policy.  If you don't know, say I apologize, I came away unprepared, I will find this out and get back to you.  Instead of trying to bluff your way through an already embarrassing situation.  Most people will understand if you're caught off guard and not really hold it against you if:  the situation warrants it, and you are upfront with them!

I will have to remember to prepare as well.  I would want someone to see the value in dealing with me.

Tony and Darcy - honesty is always the best policy it is better to be honest about being unprepared than it is to fluff your way through and then get found out later

So very true. I did exactly as you did when I was first starting out, but now those extra two minutes of preparation is something that I just won't skip.
