Fantastic advice! So many agents no longer hold open houses...because they feel that the home will get the maximum exposure on the internet and MLS. Personally...I think you should market the home every way possible. After all...the goal is to sell the home as quickly as possible. GBU!
Though I have never been a fan of open houses, I do love your tips! I think it is a good practice for new agents, or for those who have little going on with their business. We have buyer agency laws here in Ct, so, most buyers do belong to an agent prior to attending any open houses. It is a great way for agents to get there names out there, just the same.

Hi Rose - I too think this is good advice. I'm a fan of open houses and I think these tips improve the effectiveness.
I'm a big fan of open houses, and do like your tips.
May I add:
1. Advertise on craigslist (use postlets or vflyer) frequently
2. Ask your title rep to prepare a property binder in which they will provide the relevant info about the property, and you can include any inspections and other disclosures
3. Get your lenders to do flyers showing what the payments would be for certain down payments to give people an idea of what it would take for them to own the house
4. On the back of your flyers, include information that is relevant to today's environment. For example, if you subscribe to Realty Times, print the current month's printed version. More than once, I've had people thank me for including this information.
