Applied Analysis says the number of existing homes on the market was 22,096 at the end of August.

That's 6,672 or 23 percent less when compared with August 2007. There were 7,339 homes under contract at the end of the month, the highest level in more than a year. However, 4,297 are contingent, which in many cases are short sales waiting for bank approval. Also, 3,042 sales are awaiting closure.

Has the market hit bottom in Las Vegas? Not by far, some local realtors say. However as a consumer you may want to avoid trying to time the market and take advantage of deals on homes that are bank owned by as much as up to 50% off of the market highs in The 05-07 levels.

Steve is your market as bad as the media portrays?   I read one in 106 homes is a foreclosure in Vegas?

Darin, it is rough, but what the media doesnt talk about how many homes are being sold....that is why  I put the numbers up above.  People looking for 2nd homes in Vegas can get them at great prices right now!

We are selling mostly Bank owned and some shorts down here, i see vegas coming back really good when people start to get some change back in their pockets.

I hear ya darin: when the market went up last time, Las Vegas climbed quickly.  When it fell, it fell hard and fast.   I see a change coming soon...people looking for 2nd homes will be drooling to get deals on the strip!

We where in the same boat, everyone buying, trying to flip it. Now the guys left holding the bag (ones that didn't sell) causing short sales and foreclosures. I think we are at the bottom but the public needs to come around to this way of thinking and we need some mortgage programs to loosen up to move the inventory.
