MARKET TREND ANALYSIS: 

Home prices in the Bethpage School District are lower than they were in 2007, but they have stabilized during the course of 2008.  There is a limited amount of inventory to choose from, which helps to keep prices from having a significant drop.  A high percentage of the homes that sold this month were on the market for a fairly long time by way of comparison to earlier in the year or last year.  This can likely be attributed to homebuyers that were trying to wait out the market, but decided to make their purchase in time for the new school year.

 

CONCLUSION: 

Home sellers do not have a lot of competition in the area, especially in comparison to surrounding areas.  However, there is also a smaller buyer pool to choose from, and price is definitely a factor for homebuyers that are looking to move into the area.  This is especially true of first-time homebuyers.
