Ok, I am back again.

Here is your next short market update for the general Temecula area.

Although the market is down and prices are still falling, something interesting is happening, multiple offers. This seems to be on the nicer properties, but then we see banks slashing the not so nice ones to get more activity - and do they ever.

If you are considering a purchase and you are looking at something nice and clean - especially in the lower price ranges - realize that you are not alone. A lot of people have been making low ball offers, and that is fair enough at the right time, but when the other people are bidding at full price - it will not work.

The question then becomes: is this house worth it to me? If a property sold 2 years ago for closer to $500,000 and it is today listed for $250,000 (not an unrealistic proposition around here), is arguing over $5,000 really going to do you much any good? Especially when the result then is that someone else ends up buying the property?

We are in a buyers market today, and there are times when a buyer really needs to look hard at what the individual property conditions are.
