Open Houses-How do you get Buyers in?

All summer I have been doing Open Houses for all of my listings where Sellers allowed them, however this years market has not been bringing as many potential buyers as previous years.  For example, last Sunday and the Sunday before I did an open house on a kind of main road that leads from one town to another, although that might be a turn off for some buyers, I noticed that the younger buyers dont seem to mind it, its a nice 3 bedroom Colonial, completely updated with lots of personality & nice curb appeal

So, at least 25 cars drove past the home per minute (I only timed 2 minutes, times that by 3 hours and you get the picture, the things we do when we are bored, right?!) so many people drove by, surely more than 3 buyers should have stopped in right?

Anyway I advertise it on realtor.com, remax.com, gsmls.com, homes.com, craigslist.org and once in a while I will plurge on a newspaper ad-Still I dont get more than 2 or 3 lookers...In this kind of market most of us are doing everything we can to sell our listings, "getting back to basics".  

My question is for all of you agents that have success with open houses:

What do you think works best, print or internet?  which is more cost effective (effective being key word there)

Do you have any favorite givaways that open house guests remember you by? Do you think 10 balloons are better than 3?  Food? Advertise the food? Twilight Open houses? Any advice and tips are appreciated!

Hi Jason,

Did these homes have "Outside Curb Appeal" or were there "other homes in foreclosure" close by.  I think having "Outside Curb Appeal" and being in a "nice" neighborhood makes a difference on how people interpret it from the outside.  Plus, if their are any "other foreclosures" close by, some people might not want to buy, thinking the neighborhood will go under (the Domino Effect).

To your question, I use print, internet, word of mouth and anything that will get the potential buyer in the door.

our town is print ads. its regular we do it every weekend. I was one of the only ones with a sunday open this week so mine were busy.

Three balloons - at least one has to be red.  I usually have candy (Chocolate) and small bottles of water (No stains).  I held one today and only had one visitor - a very slow market.

Open houses are tricky. One week you can no one show up and the next week, same house, and 10 show up. It's a flip of the coin. I do find that signs are the best way to get people to the open house.

I work on a 15,000 acre lake.  Open houses have never worked in this area.  I have grilled hotdogs on the dock for boaters, spent over a thousand bucks on ads and give aways.  I have never ever sold any house or gotten any solid lead from an open house.  The last time we did one was labor day last year.  We opened a house for every agent in my office and had one looker who eventually made an offer that did not fly.

We just don't do them anymore.

Good luck.  And when I was doing them.  I got local lenders, resturants, pest control companies to give me "stuff" to have drawings for.  That way at least I had folks write down their name and contact info.

Jason, like LaNita said it's usually hit or miss. Signs seem to work the best, newspaper ads get little results. Internet is where most people are looking first.

We're about to start combining our open houses with a philanthropy.  Last weekend, another real estate company did Alex's Lemonade stand at every open house.  We are going to do similar in october.  Just an idea...

In the current market... 2 things you can do to increase your results...

1.  Have a rider on your signs that advertises "Repo List"
and
2.  Post at least 40 directional "open house" signs

Also... if you meet many and don't follow up properly... it doesn't help your cause.
