Maybe we do take our lingo a bit for granted. After spending several days with two of the most wonderful clients a Realtor could ask for, it hit me...in waves I suppose:)

This couple wanted to look at properties on the water. Easy enough right? After all we have plenty of water.

Not so much.

This brilliant couple looked lost as I tried to explain the different type of water possibilities. Apparently my landlocked friends had never really been around such coastal wonder. So here it is...a quick cheat sheet for those water curious clients....

Grab your boat, kayak, fishing pole, or camera...and come on down, up, over or across. We will make a space for you here in Beaufort South Carolina.

Water Words

Deep water is defined locally as five feet at mean low tide with access to the Intracoastal Waterway and/or the ocean. Realtors sometimes call three feet or less of water "deep." If minimum depth is important, check it out yourself.

Tidal creek indicates anything from one hour of navigable water at high tide to 10 hours of navigable water all day, except for mean low tide.

 

Marsh front suggests water at every high tide, but sometimes refers to sandy marsh that is only wet during the extra high spring tides.

I'm in an oceanfront area, too -- lowbank, high bank (often means can't get down to waterfront), tidal, semi-waterfront, deep water, beachfront, dock potential, no dock possible...no wonder people not used to waterfront areas get confused!    Like everything in real estate, even waterfront isn't "equal".
